About The Position

The Maintenance Technician/Groundskeeper position involves performing routine maintenance and repair of mechanical systems and equipment for both the interior and exterior of a building, under the supervision of a Chief Engineer or Maintenance Supervisor. The role requires performing preventative maintenance, collaborating with vendors, maintaining maintenance schedules, and ensuring a safe and satisfactory operating environment for residents. This includes handling daily work orders for minor repairs in HVAC, plumbing, electrical, and carpentry, as well as drywall repairs, garbage collection, and assisting with heavy item moving. The position also involves inspecting building mechanical systems and common areas to ensure proper function and aesthetic appeal, reporting any issues, and maintaining equipment. Adherence to safety standards and responding to emergency maintenance requests are crucial aspects of the role.

Requirements

  • Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work.
  • Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes).
  • May be called on afterhours for emergencies.
  • Will be required to tend to the emergency at the property if called upon in a timely manner.
  • Effective written and verbal communication skills.
  • Must know how to use and maintain hand tools, power tools, and landscaping equipment.

  • HVAC certifications preferred but not required

Responsibilities

  • Performs routine maintenance on building interior and exterior.
  • Collaborates with vendors and contractors for necessary building repairs and emergencies.
  • Maintains a schedule of when maintenance has been performed and when next service is due.
  • Works in a safe manner and recognizes unsafe situations, taking appropriate action to ensure safety.
  • Maintains an operating environment to achieve a satisfactory level of Resident’s service.
  • Adheres to the preventative maintenance program for the Community.
  • Performs minor maintenance replacement and repair in areas of HVAC, plumbing, electrical and carpentry through daily work orders as long as a permit is not required.
  • Performs drywall repairs.
  • Completes all required forms and work orders using KWPMC work order system.
  • Performs daily garbage collection/breezeway inspections.
  • Performs casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager following appropriate safety procedures.
  • Routinely inspects building mechanical systems/equipment to ensure proper performance and maintenance.
  • Monitors and adjusts controls that regulate building systems, such as air conditioning, boilers, etc.
  • Routinely inspects common areas to ensure they are maintained clean and in an aesthetically appealing condition.
  • Reports all problems to the CE or Maintenance Supervisor.
  • Maintains assigned equipment in good working condition.
  • Observes all State, Federal and Company safety standards/precautions.
  • Properly utilizes new equipment and follows safety procedures.
  • Responds to emergency maintenance requests as required.
  • Assists in maintaining records of scheduled maintenance procedures.
