About The Position

Transitional Services for New York, Inc. (TSINY) is a not-for-profit, comprehensive, community-based mental health organization in New York City. We offer a continuum of rehabilitative services to enhance the lives of individuals recovering from mental illness and support their transition to greater independence. TSINY aims to expand its rehabilitative services and become a regional social service provider. TSINY is seeking a Maintenance Technician/Utility Porter for Residential and Out-Patient positions in the New York City Area (Queens & Bronx). Travel between locations may be required.

Requirements

  • High School diploma or equivalent.
  • Completion of technical school and more than up to two years of training certification.
  • Ability to lift a minimum of 50 lbs.
  • Current valid New York State Driver’s License.
  • Safe driving history.
  • Driver's license required.

Responsibilities

  • Assist and perform highly diversified duties to install, troubleshoot, repair, and maintain facilities and equipment according to safety, predictive, and productive maintenance systems and processes to support site goals.
  • Meet with supervisor weekly to address issues and plan daily schedules and work orders.
  • Assist with maintaining and keeping facilities clean.
  • Perform skilled work in the installation, operation, maintenance, modification, service, and repair of mechanical, heating, HVAC, plumbing, and structural systems and related systems.
  • Check all exit doors for security and proper operation; perform weekly/monthly inspections of Fire Alarm systems, sprinklers, and fire suppression systems.
  • Perform routine carpentry work using hand/power tools and precision measuring/testing devices to repair or remodel existing structures.
  • Empty all garbage cans and take garbage to the dumpster.
  • Clean biohazards according to proper procedures.
  • Shampoo carpets, scrub VCT, clean and maintain stone and terrazzo floors.
  • Move furniture to clean covered areas.
  • High dust walls, ceilings, windows, exhaust fans, and furniture.
  • Properly clean upholstered fabrics and draperies.
  • Contribute to a work environment that encourages knowledge of, respect for, and development of skills to engage with those of other cultures or backgrounds.
  • Evaluate needs for renovations for apartments being turned over.
  • Focus on customer needs and satisfaction, project a positive customer service environment, and promote exemplary customer service and high integrity.
  • Perform basic plumbing work, including repairing existing plumbing and pipelines, replacing washers, installing fixtures (sinks, toilets, water heaters), connecting them to pipes, soldering connections, and opening clogged drains.
  • Drive staff to job sites when needed.
  • Check residence boilers, hot water, and heating systems daily/weekly and report deficiencies to the supervisor.
  • Maintain the highest standards for quality and cleanliness in facilities, public areas, and landscaping.
  • Keep all equipment properly maintained, clean, and free of marks.
  • Keep assigned areas maintained according to established policies and procedures.
  • Comply with OSHA Rules & Regulations.
  • Perform minor repairs on sinks, showers, toilets, light fixtures, windows, doors, and any aspect of the building physical plant not requiring an outside contractor.
  • Maintain agency vehicles.
  • Shovel snow and ensure sidewalks are free of ice.
  • Report unsafe or hazardous conditions to properties, apartments, corridors, or exits to supervisors.
  • Perform plastering and painting as needed.
  • Sign in and out on logbooks.
  • Maintain a clean and neat uniform at all times.
  • Read the Employee Manual.
  • Be able to sit or stand as needed.
  • May require walking for short periods throughout the day.
  • Be able to reach above shoulder heights, below the waist, or lift as required to file documents or store materials.
  • Pass any assigned tests by the head of the Facilities department.
  • During a declared disaster, assume and adhere to assigned Job Action role(s) consistent with the Disaster Preparedness Plan.
  • Perform other related duties as required and assume the duties of the site Superintendent in their absence.
  • On-call responsibilities as needed.
