Take a look at the details below for the position Position Summary: We are seeking an experienced and dependable Maintenance Technician II to join our team at Simpson Midtown/Simpson Gardens I&II, a senior living community dedicated to providing safe, comfortable, and enriching environments for our residents. This position requires a skilled technician with a minimum of 5 years of hands-on maintenance experience and proficiency in Microsoft Office for documentation and reporting. The ideal candidate is proactive, customer-focused, and committed to maintaining the integrity and safety of our facilities.

Requirements

  • Minimum 5 years of hands-on maintenance experience.
  • Proficiency in Microsoft Office for documentation and reporting.
  • Skilled in HVAC, electrical, plumbing, carpentry, and general building maintenance.
  • Ability to safely operate hand and power tools, diagnostic equipment, and building systems.
  • Proficient in reading and interpreting blueprints, schematics, and technical manuals.
  • Knowledge of OSHA, ADA, and other relevant safety and building codes.
  • Maintains a safe work environment and promptly addresses potential hazards.
  • Performs regular inspections to ensure compliance with safety and regulatory standards.
  • Demonstrates ability to develop, follow, and document preventive maintenance schedules.
  • Quickly and effectively responds to maintenance requests and resolves issues with minimal disruption to residents.
  • Demonstrates compassion, patience, and professionalism when interacting with residents and staff.
  • Responds to service calls with a sense of urgency and respect for the senior living environment.
  • Understands the unique needs of older adults and prioritizes comfort and safety.
  • Diagnoses maintenance issues accurately and implements effective solutions.
  • Uses sound judgment to determine when to escalate issues or call in specialized vendors.
  • Communicates clearly and respectfully with residents, coworkers, supervisors, and external contractors.
  • Keeps stakeholders informed of maintenance progress and timelines.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) for tracking work orders, reporting, and communication.
  • Accurately documents repairs, inspections, and inventory logs.
  • Prioritizes work effectively, manages multiple tasks, and meets deadlines.
  • Maintains organized records of maintenance tasks, tools, and equipment inventory.
  • Works cooperatively with other maintenance staff, nursing, administration, and housekeeping departments.
  • Willing to assist and support team members to meet community goals.
  • Responds flexibly to changing needs, emergencies, or scheduling adjustments.
  • Reliable attendance and willingness to participate in on-call rotation as required.
  • High school diploma or equivalent.
  • Minimum 5 years of experience in general building maintenance, preferably in a healthcare or senior living environment.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent troubleshooting and problem-solving skills.
  • Physical ability to perform manual labor, including lifting up to 50 lbs., climbing ladders, and working in various environmental conditions.
  • Strong communication and interpersonal skills.

Nice To Haves

  • Trade school or technical certification.
  • Certifications in HVAC, electrical, or plumbing.

Responsibilities

  • Perform routine and preventive maintenance on building systems, equipment, and infrastructure (HVAC, electrical, plumbing, carpentry, painting, etc.).
  • Respond promptly to maintenance work orders and emergency repair requests in resident units and common areas.
  • Ensure compliance with safety and regulatory standards in all maintenance operations.
  • Maintain accurate records of maintenance activities, work orders, and inspections using Microsoft Office tools (Excel, Word, Outlook).
  • Conduct regular inspections of the facility to identify and resolve potential issues before they become problems.
  • Coordinate with external vendors and contractors as needed for specialized repairs or projects.
  • Assist in setting up and breaking down rooms or areas for special events and activities.
  • Communicate effectively with residents and staff, demonstrating respect, patience, and professionalism.
  • Participate in an on-call rotation for after-hours maintenance emergencies.
  • Other duties as assigned.
