About The Position

We are seeking an experienced and dependable Maintenance Technician II to join our team at Simpson Midtown/Simpson Gardens I&II, a senior living community dedicated to providing safe, comfortable, and enriching environments for our residents. This position requires a skilled technician with a minimum of 5 years of hands-on maintenance experience and proficiency in Microsoft Office for documentation and reporting. The ideal candidate is proactive, customer-focused, and committed to maintaining the integrity and safety of our facility.

Requirements

  • Minimum 5 years of experience in general building maintenance, preferably in a healthcare or senior living environment.
  • Proficient in Microsoft Office Suite (Excel, Word, Outlook) for reporting and documentation.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Excellent troubleshooting and problem-solving skills.
  • Physical ability to perform manual labor, including lifting up to 50 lbs., climbing ladders, and working in various environmental conditions.
  • Strong communication and interpersonal skills.
  • High school diploma or equivalent.
  • Proficiency in Microsoft Office for documentation and reporting.

Nice To Haves

  • Trade school or technical certification preferred.
  • Certifications in HVAC, electrical, or plumbing (Preferred)

Responsibilities

  • Perform routine and preventive maintenance on building systems, equipment, and infrastructure (HVAC, electrical, plumbing, carpentry, painting, etc.).
  • Respond promptly to maintenance work orders and emergency repair requests in resident units and common areas.
  • Ensure compliance with safety and regulatory standards in all maintenance operations.
  • Maintain accurate records of maintenance activities, work orders, and inspections using Microsoft Office tools (Excel, Word, Outlook).
  • Conduct regular inspections of the facility to identify and resolve potential issues before they become problems.
  • Coordinate with external vendors and contractors as needed for specialized repairs or projects.
  • Assist in setting up and breaking down rooms or areas for special events and activities.
  • Communicate effectively with residents and staff, demonstrating respect, patience, and professionalism.
  • Participate in an on-call rotation for after-hours maintenance emergencies.
  • Other duties as assigned.
