The Maintenance Supervisor is a key role responsible for ensuring the quality and timely maintenance of our properties, contributing to superior resident experiences. This role involves partnering with the Community Manager to oversee staff and vendors, maintaining property standards, and fostering a sense of community. The ideal candidate will possess a high degree of professionalism, a positive attitude, and a strong aptitude for connecting with residents and staff.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

  • HVAC and CPO certifications are highly desired.

Responsibilities

  • Deliver on commitments to residents, ensuring quality move-in, timely service, and superb curb appeal.
  • Partner with the Community Manager to oversee assigned staff and vendors for property maintenance.
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently.
  • Project a favorable image of the community to achieve property objectives.
  • Ensure consistency, follow-up, and follow-through in dealing with residents.
  • Enforce community policies as delegated by the Community Manager.
  • Assist with and complete work orders by diagnosing and repairing defects in community common areas and units according to policies, procedures, safety standards, and code requirements.
  • Coordinate, schedule, and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements are necessary for community common areas and units.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts, minimizing waste of materials, and practicing correct tool and equipment usage.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines.
  • Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
  • Maintain a well-organized and properly stocked maintenance shop adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program and promote safe work practices.
  • Manage unit inspections.
  • Responsible for key control of the community.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
  • Manage and participate in on-call emergencies.
  • Plan for and utilize property resources, equipment, and supplies economically by obtaining bids/pricing from vendors, suppliers, and contractors.
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Challenge team members to achieve higher performance levels by establishing and communicating goals.
  • Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, and common areas.
  • Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff.
  • Monitor work progress of maintenance staff daily, providing assistance and instruction.
  • Provide input to the Community Manager regarding employee performance evaluations.
  • Conduct and/or attend safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and other safety-related laws and requirements.
  • Practice proper safety techniques and report any malfunctions, injuries, or safety issues.
  • Comply with safety and risk-management policies, including attending safety meetings and completing required training.
  • Follow established policies and procedures, monitor compliance with regulatory requirements, and report violations.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, and other relevant laws.
