The Maintenance Supervisor is a key role responsible for ensuring the quality and timely maintenance of our properties, contributing to superior resident experiences. This position partners with the Community Manager to oversee staff and vendors, maintaining high standards of property upkeep, resident satisfaction, and community engagement. The role requires a professional, positive, and collaborative approach to problem-solving and relationship-building with residents, staff, and partners.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

  • HVAC and CPO certifications are highly desired.

Responsibilities

  • Deliver on commitments to residents and provide superior customer service, including quality move-in, timely service, and superb curb appeal.
  • Partner with the Community Manager to oversee assigned staff and vendors to ensure property maintenance.
  • Create a sense of community and go the extra mile to ensure positive experiences for residents and staff.
  • Adopt a collaborative approach to foster success and effectiveness for the Organization and communities.
  • Demonstrate an open and professional attitude when addressing resident and staff concerns, seeking resources as needed.
  • Practice active listening and ensure residents and staff feel seen, heard, and valued.

  • Enforce community policies as delegated by the Community Manager.
  • Assist with and complete work orders generated from resident requests and routine upkeep by diagnosing and repairing defects.
  • Coordinate, schedule, and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements are necessary for community common areas and units.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts, minimizing waste, and correctly using tools and equipment.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines.
  • Maintain a preventative maintenance program to extend the life of the community.
  • Maintain an organized and stocked maintenance shop adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program and promote safe work practices.
  • Manage unit inspections.
  • Responsible for key control of the community.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
  • Manage and participate in on-call emergencies.
  • Plan for and utilize property resources, equipment, and supplies economically.
  • Give direction to and monitor maintenance, construction, and rehabilitation activities.
  • Challenge team members to achieve higher performance levels by establishing and communicating goals.
  • Develop standards for the cleanliness and appearance of community grounds, amenities, and interiors.
  • Under the direction of the Community Manager, supervise, train, and schedule maintenance staff.
  • Monitor work progress of maintenance staff daily, providing assistance and instruction.
  • Provide input to the Community Manager regarding employee performance evaluations.
  • Conduct and/or attend safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and safety laws.
  • Practice proper safety techniques and report any equipment malfunctions, injuries, or accidents.
  • Comply with safety and risk-management policies.
  • Follow established policies and procedures, ensuring compliance with regulatory requirements.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, and apartment industry laws.
