About The Position

Manage all property services and repair operations within the assigned territory on a 24-hour, 7-day a week basis. This includes employee dispatch, supervision, tenant service, quality assurance, as well as, directly interfacing with key SMOC Staff members and tenants.

Requirements

  • High School Diploma required.
  • Minimum 2 years prior supervisory/management experience in construction, housing, or property management.
  • Strong decision making and organizational skills.
  • Strong verbal communication and customer service skills.
  • Must be able to work independently and as part of a team.
  • Ability to manage multiple assignments and interface well with a diverse group of people.
  • Proven computer skills including Microsoft Word and Excel.
  • Must have a valid driver’s license and meet insurance requirements.
  • Competence using ADP E-Time and RealPage Maintenance desktop and mobile apps.

Responsibilities

  • Manage the operational and fiscal activities of the program/department to include: staffing levels, budgets, and financial goals.
  • Recruit, manage, develop and evaluate staff by providing timely mentoring, training and performance management.
  • Ensure all Housing Issues, repair and rehab series are addressed timely and in a quality manner.
  • Supervise repair and rehab activities and interface with contractors on site.
  • Conduct work inspections to ensure quality standards are met by contractors as well as SMOC employees.
  • Provide leadership and direction to the maintenance organization’s dispatch operation center as well as field-based employees.
  • Develop employee initiatives aimed at improving skills and capabilities while sustaining a high level of morale.
  • Interface with local building and code enforcement officials, House Managers, and other social service agencies.
  • Coordinate work plans, scope of work, bid specifications, and negotiate contracts with appropriate vendors.
  • Meet assigned expense budgets and operational goals.
  • Provide input to capital investments strategies.
  • Provide input to maintenance staffing strategies.
  • Engage all tenants by understanding and addressing their needs whether within or outside the scope of work.
  • Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.
  • Maintain confidentiality of client, tenant, employee and agency information in accordance with federal and state laws and funder requirements.
  • Ensure compliance with program/department, agency and/or funder requirements, as well as, SMOC policies & procedures.
  • Other duties as assigned.
