About The Position

The Maintenance Supervisor plays a critical role in ensuring the operational efficiency and safety of real estate properties within the rental and leasing sector. This position is responsible for overseeing all maintenance activities, coordinating with maintenance staff, and ensuring timely resolution of repair and upkeep issues to maintain high standards of property condition. The supervisor will develop and implement maintenance schedules, manage vendor relationships, and ensure compliance with safety regulations and company policies. By proactively addressing maintenance needs, the role supports tenant satisfaction and retention, contributing directly to the overall success of the property management team. The Maintenance Supervisor also leads and mentors the maintenance team, fostering a culture of professionalism, accountability, and continuous improvement.

Requirements

  • High school diploma or equivalent required; technical or vocational training in maintenance or related field preferred.
  • Minimum of 3 years of experience in maintenance roles, with at least 1 year in a supervisory or leadership capacity.
  • Strong knowledge of building systems including HVAC, Chiller, electrical, plumbing, and general repairs.
  • Familiarity with safety regulations and compliance standards relevant to property maintenance.
  • Valid driver’s license and ability to travel between properties as needed.

Nice To Haves

  • Associate degree or higher in Facilities Management, Construction Management, or related discipline.
  • Certification in property maintenance or facilities management (e.g., Certified Maintenance Manager).
  • Experience working within the real estate rental and leasing industry.
  • Proficiency with computerized maintenance management systems (CMMS) and property management software.
  • First aid and OSHA safety certifications.

Responsibilities

  • Supervise and coordinate daily maintenance operations across multiple properties to ensure timely and effective completion of work orders.
  • Schedule and assign tasks to maintenance technicians, ensuring optimal resource allocation and workload balance.
  • Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and quality standards.
  • Manage relationships with external contractors and vendors, negotiating contracts and overseeing outsourced work.
  • Maintain accurate records of maintenance activities, inventory, and equipment to support budgeting and reporting requirements.
  • Train, mentor, and evaluate maintenance staff to promote skill development and adherence to company policies.
  • Respond promptly to emergency maintenance requests to minimize downtime and tenant inconvenience.
  • Collaborate with property management and leasing teams to plan and execute capital improvement projects.
