Requirements

Completion of High School or general education degree (GED).
7+ years of maintenance or related experience.
2+ years in a supervisory role.
Flexibility to work on-call on a rotating schedule (evenings & weekends) is required
Proficient with use of basic handheld and electrical tools
Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
Must be familiar with the community rules and regulations

Nice To Haves

Post-Secondary education in related field (BAS, BES) an asset.
Certification/license from one of the trade professions a definite asset
Exposure to multi-residential or other related industry asset class considered an asset
WHMIS certified would be an asset
Knowledge of mechanical and HVAC systems would be an asset

Responsibilities

Manages the Maintenance needs of more than one (1) property.
Responsible for the oversight of a team consisting of Assistant Supervisors, Maintenance Technicians and Housekeeping staff.
Monitors service requests for both in-suite (interior and exterior) and common area issues are completed in a timely manner.
Oversees the completion of in-suite turnover activities and housekeeping to deliver quality product to our residents.
Delegates and ensures completion of routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools.
Inspection and maintenance of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.
Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
Ensures cleanliness and organization of all electrical, mechanical and work areas (including supply and storage areas).
Responsible for the maintenance team in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, and Human Rights.
Ensures team Complies with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
Walks all areas are free of hazards and where not able to resolve, ensure management are informed for immediate resolution.
Maintain regular and timely documentation of maintenance activities.
Performs on-call emergency procedures as required.
Attends and participates in training programs as required by Rhapsody and local city and provincial jurisdictions.
Provide superior customer service and always represents the company in a professional manner. Consistently maintains a professional, courteous attitude when dealing with residents, team and the general public.
Maintains and safeguards all company tools and equipment.
Must be able to work any shift Sunday-Saturday to support the company's business needs.
