About The Position

Riverwood Heights Apartments is seeking a full-time Maintenance Supervisor to oversee the maintenance and upkeep of their 240-unit property. This role involves ensuring the building is in compliance with all codes and regulations, performing regular inspections, completing repairs, and managing apartment turnovers. The supervisor will also be responsible for maintaining inventory, organizing the maintenance shop, and responding to after-hour emergencies on a rotating schedule. A key aspect of this role is promoting resident satisfaction through timely work order completion and maintaining high standards of community cleanliness and curb appeal.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements, state landlord/tenant statutes, and OSHA safety regulations.
  • Attend training and development seminars.
  • Communicate daily with the Property Manager and perform tasks as requested.
  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs.
  • Ensure preventative repairs are done on a regular basis.
  • Ensure that recalled appliances are promptly replaced.
  • Complete apartment turnovers within three days of vacancy.
  • Communicate with Property Manager on turnover schedule.
  • Ensure apartment turnover time is minimized by conducting pre & post move-out inspections.
  • Sustain inventory of tools, supplies, and materials.
  • Organize and maintain an orderly maintenance shop and storage areas.
  • Be on-call for after-hour maintenance emergencies on a rotating schedule, and respond immediately.
  • Complete repairs that may involve electrical, plumbing, appliances, or general carpentry.
  • Maintenance of pool/spa.
  • Inspect to ensure the quality of work being completed by vendors is of the highest standard.
  • Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting.
  • Complete work orders within 24 hours of submission to the community members satisfaction.
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
