About The Position

Ackermann Group is seeking a full-time Maintenance Supervisor to join their growing team in Lexington, Kentucky. The Maintenance Supervisor will collaborate with the Community Manager to oversee all day-to-day needs of the community. This role requires trade-related proficiency, strong communication skills for excellent customer service, and tactical/technical ability to maintain the campus and its mechanical and structural needs. Familiarity with maintenance budgets, financial and organizational acumen for managing contractor services and parts inventory are essential. The position involves physical, supervisory, and administrative activities for building and grounds maintenance, ensuring unit make-ready schedules, vacant market readiness, managing supplies, inventory, and budget, snow removal, responding to after-hours emergencies, timely completion of service requests, maintaining community amenities, utilizing Ackermann technology for documentation and reporting, negotiating with vendors, participating in hiring, coordinating preventive maintenance, performing repairs across various trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting), leading team meetings, and participating in capital improvement projects.

Requirements

  • Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
  • 3 or more years of related experience that demonstrates a broad knowledge of general maintenance
  • Supervisory experience is required.
  • EPA Type I & II Certification required
  • Experience with Microsoft Outlook and Office products
  • Exceptional attention to detail
  • A positive, team-oriented attitude
  • A valid driver’s license with proof of insurance and reliable method of transportation
  • High school diploma or equivalent

Nice To Haves

  • CPO and CAMT certifications preferred
  • Aquatherm system experience preferred

Responsibilities

  • Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
  • Ensuring unit make-ready schedule meets expectations.
  • Ensuring vacant market readiness.
  • Managing maintenance related supplies, inventory and budget.
  • Snow removal.
  • Responding to periodic after hours “emergency” maintenance requests.
  • Ensuring timely completion of all service requests.
  • Ensuring all community amenities are always market ready.
  • Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
  • Negotiating rates and maintains positive relationships with local service providers and vendors.
  • Participating in hiring process.
  • Coordinating the execution of the property’s preventive maintenance plan.
  • Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
  • Directing routine meaningful meetings with team members.
  • Taking responsibility for other work-related tasks as assigned by Community Manager.
  • Participating in planning and execution of capital improvement projects.
