We are looking for an experienced and motivated Maintenance Supervisor to join our team at our BayShore Apartments community in Greenwood!

Requirements

  • Experience as a Maintenance Supervisor
  • Ability to troubleshoot, maintain, and repair HVAC equipment
  • Ability to troubleshoot, maintain, and repair electrical panels and protective wiring, including all property lighting
  • Ability to troubleshoot, maintain, and repair pools and pool equipment
  • Ability to troubleshoot, maintain, and repair appliances
  • Ability to troubleshoot, maintain, and repair general plumbing
  • Ability to troubleshoot, maintain, and repair general carpentry and painting
  • Ability to troubleshoot, maintain, and repair electric motors, controls, and auxiliary equipment
  • Ability to be on-call rotation (on call approximately 1 week per month)
  • Ability to minimize turnover time on vacant units
  • Ability to follow preventative maintenance program guidelines
  • Ability to provide prompt and courteous handling of Resident service requests
  • Ability to maintain a safe and orderly workshop and storage area
  • Ability to manage inventory levels and maintain property tools and equipment
  • Ability to adhere to budget guidelines
  • Ability to process maintenance invoices weekly
  • Ability to keep accurate records regarding preventative maintenance, work orders, purchase orders, and all other paperwork
  • Ability to participate in capital improvements
  • Ability to deliver an exceptional customer experience
  • Ability to handle Resident inquiries promptly and courteously
  • Ability to establish rapport with Residents and provide personalized service
  • Ability to work with contractors

Responsibilities

  • Troubleshoots, maintains, and repairs HVAC equipment, electrical panels and protective wiring, including all property lighting, pools and pool equipment, appliance repair/troubleshooting/installation, general plumbing, general carpentry and painting, and electric motors, controls, and auxiliary equipment.
  • Schedules and maintains operating efficiency.
  • Participates in emergency maintenance on-call rotation (on call approximately 1 week per month).
  • Minimizes turnover time on vacant units in accordance with the Standard Operating Procedure.
  • Follows guidelines of the preventative maintenance program.
  • Provides prompt and courteous handling of all Resident service requests.
  • Encourages Associate development.
  • Maintains a safe and orderly workshop and storage area.
  • Manages inventory levels and maintains property tools and equipment.
  • Adheres to budget guidelines while overseeing stock control and the ordering and utilization of maintenance materials.
  • Understands and follows the maintenance sections of the annual property budget.
  • Processes maintenance invoices weekly in accordance with the Community Manager’s specifications.
  • Keeps accurate records regarding preventative maintenance, work orders, purchase orders, and all other paperwork.
  • Participates in capital improvements inclusive of scope development, bid process, and project completion.
  • Delivers an exceptional customer experience, both internally and externally, as defined in our Company’s Engaging Vision of Customer Service.
  • Handles Resident inquiries promptly and courteously.
  • Establishes rapport with Residents and provides personalized service.
  • Works with contractors as needed.
