About The Position

The Maintenance Supervisor is a hands-on leadership role responsible for keeping Nolan Living communities in top shape. This position involves managing make-readies, mentoring a maintenance crew, and ensuring the overall quality of the properties. The role is crucial in creating a positive living environment for residents.

Requirements

Class A multifamily apartment industry maintenance lead experience
Experience as a working maintenance supervisor
High customer service skills, professionalism, and great communication skills.
HVAC Certification: Type II or EPA Universal
Ability to be on-call 1-2 weekends per month
Strong knowledge of general maintenance, construction, and safety practices
Ability to lift up to 70 lbs and work in physically demanding environments
Comfortable working at heights, in confined spaces, and in varying weather conditions
Ability to manage time, prioritize tasks, and meet deadlines
Personal cell phone required for on-call availability
High school diploma or GED required

Nice To Haves

Yardi experience including creating purchase orders is preferred.
Experience managing an annual maintenance/capital budget is preferred.
The ability to live on site is preferred.

Responsibilities

Supervise and schedule maintenance staff including housekeepers, painters, groundskeepers, and service technicians
Participate in on-call for after-hours emergencies.
Manage inventory, purchasing, and job estimates
Ensure make-ready units and work orders are completed in a timely manner
Monitor and manage D&R, supplies, replacements, and capital expenses to budget
Maintain accurate logs and documentation
Provide excellent customer service to residents and team members
Step in to support staffing decisions and team supervision when needed
Perform hands-on maintenance and repairs as required
