About The Position

Quest Management Group is seeking an experienced, hands-on Apartment Maintenance Supervisor to lead the maintenance operations at one of our multifamily communities. This is an excellent opportunity for a motivated leader who is passionate about property maintenance, team development, customer service, and creating exceptional living experiences for our residents. As the Maintenance Supervisor, you will oversee all maintenance operations, supervise the service team, and ensure the community is maintained to the highest standards.

Requirements

  • High school diploma or GED.
  • 3-5 years previous apartment maintenance experience.
  • 3-5 years previous supervisory or leadership experience.
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general building maintenance.
  • Excellent communication, leadership, and organizational skills.
  • Ability to prioritize multiple tasks in a fast-paced environment.
  • Valid driver's license and reliable transportation.
  • Ability to participate in an on-call rotation.
  • Ability to perform snow removal and emergency maintenance as required

Nice To Haves

  • EPA Universal Certification or equivalent HVAC certification.
  • Certified Apartment Maintenance Technician (CAMT) designation.
  • Experience using property management software such as Entrata.

Responsibilities

  • Lead, mentor, schedule, and develop the maintenance team.
  • Oversee daily maintenance operations, work orders, and apartment turns.
  • Coordinate preventive maintenance programs to maximize asset performance.
  • Ensure service requests are completed accurately, efficiently, and with exceptional customer service.
  • Manage vendor relationships and oversee contractor work.
  • Maintain inventory, order supplies, and control maintenance expenses.
  • Ensure all equipment, vehicles, and tools are properly maintained.
  • Maintain compliance with OSHA regulations and company safety standards.
  • Maintain required maintenance records, replacement logs, and safety documentation.
  • Assist with hiring, onboarding, training, coaching, and performance management of maintenance staff.
  • Participate in the rotating on-call emergency maintenance schedule.
  • Perform lockouts, eviction-related maintenance, snow removal, and other emergency property needs.
  • Identify opportunities to improve efficiency, reduce costs, and enhance resident satisfaction.
