About The Position

The Maintenance Supervisor is responsible for ensuring the quality and timely maintenance of properties, contributing to superior customer service for residents. This role involves partnering with the Community Manager to oversee staff and vendors, maintaining the property, and fostering a positive community environment. The ideal candidate will possess a high degree of professionalism, strong interpersonal skills, and a commitment to resident satisfaction.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

  • HVAC and CPO certifications are highly desired.

Responsibilities

  • Deliver on commitments to residents and provide superior customer service.
  • Oversee the maintenance of the property in partnership with the Community Manager.
  • Ensure quality move-in, timely service, and superb curb appeal.
  • Provide personal attention to residents and their homes.
  • Foster a sense of community and create positive experiences for residents and staff.
  • Demonstrate an open and professional attitude when resolving concerns.
  • Actively listen and provide support to resolve challenges, ensuring residents and staff feel seen, heard, and valued.
  • Demonstrate customer service skills by treating residents and others with respect.
  • Answer questions from the team and residents.
  • Respond sensitively to complaints about maintenance services.
  • Assign work orders with efficiency and urgency.
  • Project a favorable image of the community.
  • Ensure consistency, follow-up, and follow-through in dealing with residents.
  • Enforce community policies as delegated by the Community Manager.
  • Assist and complete work orders generated from resident requests for service.
  • Perform routine upkeep on the community by diagnosing and repairing defects.
  • Coordinate, schedule, and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements are necessary for community common areas and units.
  • Support cost-cutting and expense control programs.
  • Inspect grounds, building, and other community features daily to identify and correct hazardous conditions.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines.
  • Maintain a preventative maintenance program.
  • Maintain a well-organized and properly stocked maintenance shop adhering to safety standards.
  • Maintain hazard communications program and promote safe work practices.
  • Manage unit inspections.
  • Responsible for key control of the community.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, etc.
  • Manage and participate in on-call emergencies.
  • Plan for and utilize property resources, equipment, and supplies economically.
  • Give direction to and monitor maintenance, construction, and rehabilitation activities.
  • Challenge team members to achieve higher levels of performance.
  • Develop standards for the cleanliness and overall appearance of the community.
  • Supervise, train, and schedule maintenance activities for maintenance staff under the direction of the Community Manager.
  • Monitor work progress of maintenance staff and provide assistance.
  • Provide input to the Community Manager regarding employee performance evaluations.
  • Ensure compliance with safety and risk-management policies, including OSHA requirements.
  • Comply with all company policies and procedures, Fair Housing, ADA, and other relevant laws.
