About The Position

Picerne Real Estate Group is seeking a Maintenance Supervisor to oversee an apartment community in Brandon, Florida. The role is responsible for property upkeep, apartment turnovers, service requests, preventative maintenance, safety inspections, and supervising and motivating a maintenance team. The supervisor also responds to emergency calls, including evenings, weekends, and holidays.

Requirements

High school diploma or equivalent.
Valid driver's license and reliable vehicle.
HVAC certification.
3–5 years of experience.
General knowledge of apartment maintenance.

Responsibilities

Oversee the upkeep of the property, including preparing apartments for occupancy and completing work orders and assigned projects.
Supervise the maintenance team, motivate team members, and delegate responsibilities.
Schedule and complete preventative maintenance projects in a timely manner.
Complete required weekly and monthly safety inspections on time.
Attempt repairs in-house.
Complete vacant apartment turnover work, including painting, cleaning, and maintenance tasks.
Complete service requests promptly, normally within 24 hours, including plumbing, heating, electrical, HVAC, carpentry, keys and locks, painting, landscaping, roofing, glass and window screen repair or replacement, and appliance repair.
Maintain daily curb appeal by removing trash, inspecting sprinkler lines, and controlling weeds; bring grounds problems to the maintenance supervisor's attention for follow-up with the landscape crew.
Respond to emergency calls according to the service request priority system, including evenings, weekends, and holidays.
