About The Position

We are currently seeking a qualified Maintenance Supervisor for our Franklin Estates Mobile Home Park located at (700 W. Meade Blvd Franklin, TN 37064.) This is a hands-on, working supervisor position where you will lead a team of Maintenance Technicians while also completing hands-on maintenance work. You will manage to an established budget without sacrificing quality of work, establish and maintain relationships with vendors, and oversee the curb appeal of the community to ensure it meets Riverstone Communities' standards. The role requires completing work orders efficiently, taking online training classes, and performing day-to-day duties with minimal supervision while adhering to all safety laws and regulations. Regular inventory checks on equipment and supplies are also part of the responsibilities. Specific maintenance knowledge and skills will be tested for accuracy.

Requirements

  • Proven experience leading a team of 2+ team members or managing multiple vendor agreements/relationships
  • 3+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC
  • 3+ years of experience in groundskeeping and/or landscaping
  • 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing
  • Successfully managed maintenance budget and was focused to saving dollars without sacrificing company standards or quality of work
  • Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
  • Willing to work outside in all weather conditions
  • Willingness to use technology/learn technology in a basic capacity
  • Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license
  • Specific maintenance knowledge/skills will be tested for accuracy.

Responsibilities

  • Lead team of Maintenance Technicians while completing hands on maintenance work
  • Manage to an established budget without sacrificing quality of work
  • Establish and maintain relationships with vendors
  • Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
  • Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches
  • Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers
  • Additional residential repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting
  • Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards
  • Picking up trash around the community
  • Groundskeeping including lawn mowing, planting flowers, weeding/weed eating, etc
  • Complete clean outs of homes
  • Read water meters for each home
  • Finish work orders in an efficient and timely manner
  • Take training classes online/virtually via a computer or tablet
  • Complete day to day duties with minimal supervision
  • Adhere to all safety laws and regulations
  • Conduct regular inventory checks on equipment and supplies
  • Other duties as qualified and trained to do so
