Position Summary: The Maintenance Supervisor provides leadership and operational oversight for onsite maintenance staff across the portfolio. This role is responsible for assigning technicians to properties, coordinating emergency on-call coverage, managing staff schedules and timekeeping, and supporting team members through coaching, training, and performance management. In coordination with Housing Catalyst’s Property Management team, the Maintenance Supervisor aligns daily maintenance activities with operational priorities, provides technical guidance, resolves complex maintenance issues, and ensures consistent compliance with quality, safety, and regulatory standards. All activities must support the Housing Catalyst’s (“HC”) mission, strategic goals, and objectives.

Requirements

  • Trade certification or Bachelor's degree in facility management, construction management, or related field.
  • 3-5 years of progressive experience in property maintenance or facilities management, including a minimum of 2 years in a supervisory or lead capacity.
  • Candidates with less supervisory experience may be considered if they demonstrate exceptional technical expertise and clear leadership potential.
  • Valid driver’s license and ability to be insurable under HC’s automobile insurance.
  • Housing Catalyst operations, policies, and procedures, as well as applicable HUD, federal, and state programs and regulations
  • Building systems fundamentals including HVAC, plumbing, electrical, carpentry, and appliance repair
  • Maintenance and repair practices for residential and commercial properties
  • Safety standards, regulations and compliance requirements related to property maintenance
  • Inventory management principles and supply chain best practices
  • Staff development, coaching and performance management practices

Responsibilities

  • Build and lead a high-performing maintenance team through effective hiring, onboarding, training, and performance management
  • Provide regular coaching, mentoring, and professional development opportunities to team members
  • Provide oversight and operational support to onsite maintenance teams in partnership with Property Management to ensure work meets quality, efficiency, and resident service standards
  • Conduct inspections and quality reviews of completed work, including unit turnovers and common area repairs
  • Develop and ensure adherence to preventative maintenance programs for buildings, equipment, and systems
  • Ensure compliance with all safety standards, regulations, and established maintenance protocols.
  • Monitor and ensure compliance with Housing Quality Standards (HQS) and Warrant of Habitability by verifying that all units consistently meet requirements for essential services, life-safety systems, and habitability
  • Proactively identify and address deficiencies to maintain inspection readiness, protect resident health and safety, and prevent rent abatements or regulatory findings
  • Design and coordinate emergency on-call schedules to ensure appropriate coverage across the portfolio
  • Oversee emergency response protocols and escalation processes in coordination with Property Management and leadership
  • Provide technical expertise and operational support during critical situations, including performing complex repairs (e.g., HVAC systems, hot water heaters) when specialized knowledge is required
  • Ensure business continuity by providing temporary coverage during staffing gaps, in accordance with applicable codes, safety standards, and organizational procedures
  • Monitor maintenance expenditures and support budget tracking, including preparing or reviewing variance information
  • Ensure all vendor invoices and expenditures comply with organizational purchasing and approval policies; obtain prior approval for non-emergency expenses exceeding established thresholds
  • Collaborate with Housing Catalyst interdepartmental teams, including Property Management, Asset Management, Legal, Rental Assistance, Resident Services, and external agencies to support coordinated maintenance and compliance activities.
  • Support environmental contamination response processes in coordination with internal and external partners
