About The Position

The Maintenance Supervisor reinforces ZRS Management’s corporate philosophy through each interaction with residents. The primary focus is resident retention through skilled, efficient, and professional service. Reporting directly to the Property Manager, the supervisor is responsible for the overall maintenance of the property, including service requests, apartment turns, repairs, common areas, pools or Jacuzzis, maintenance shops, preventive maintenance, contractor oversight, records, budgets, supplies, and compliance. The role also includes training maintenance employees, helping other ZRS Management properties as requested, and supporting the property’s aesthetic appeal.

Requirements

Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.
Effective time-management skills and attention to detail.
Ability to adapt to change in a composed manner.
Ability to respect and maintain confidentiality.
Maintenance experience and knowledge of plumbing, electrical, HVAC, and appliances.
Ability to lift heavy objects.
Ability to communicate clearly with residents.
Ability to work cooperatively in a team environment.
Willingness to work on-call hours and weekends as determined by the Property Manager and incorporated into the work schedule.
Willingness to travel for training and education seminars.

Nice To Haves

EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

Respond promptly and efficiently to service calls in accordance with the service policy.
Provide on-call service as determined by the Property Manager.
Schedule apartment turns and turn vacant units within three to five business days.
Perform light electrical, plumbing, carpentry, and masonry repairs.
Help maintain common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, and pressure washing.
Maintain pools and/or Jacuzzis.
Keep maintenance shops efficient, safe, and organized.
Train other maintenance employees.
Assist the Property Manager with vendor selection.
Keep accurate records of key property information, including water shut-offs, sewer clean-outs, house meters, water meters, and irrigation meters.
Work with the Property Manager to establish an ongoing Preventive Maintenance Program and conduct weekly community light inspections.
Inspect and approve outside contractors’ work.
Ensure proper insurance requirements are met before hiring a contractor.
Take a leadership role in maintaining and enhancing the property’s aesthetic appeal.
Assist with implementation of and adherence to the maintenance budget.
Help other ZRS Management properties as needed and requested by the Property Manager.
Walk move-outs with the Property Manager to determine repair costs and apartment turn time; videotape move-outs involving charges and/or unit damage.
Review the Detailed Outstanding Service Request Report daily with the Property Manager.
Maintain all required logbooks.
Ensure EPA requirements are met.
Comply with Fair Housing requirements and laws.
Order maintenance supplies.
Implement the Area Assignment Program.
