About The Position

Appleby Apartments is seeking an experienced and hands-on Maintenance Supervisor to lead the daily maintenance operations of our multifamily community in New Castle, Delaware. This is a working supervisor position, meaning you will actively perform maintenance tasks while leading and developing the maintenance team. The ideal candidate is a customer-focused professional with strong technical skills, leadership experience, and a commitment to maintaining a safe, attractive, and well-maintained property for our residents. The Maintenance Supervisor is responsible for ensuring the daily maintenance and preventive maintenance of our multifamily housing community by effectively managing maintenance operations, budgets, vendors, inventory, and staff. This role works closely with the Property Manager to maintain the physical integrity of the property while delivering exceptional resident service.

Requirements

  • High School Diploma or GED.
  • Full-time maintenance experience or formal training in areas associated with maintaining residential buildings, equipment, and structures.
  • EPA/CFC Certification Levels I and II.
  • Knowledge of regulations and best practices regarding the handling, storage, and disposal of chemicals and hazardous materials.
  • Minimum of 2 years of maintenance supervisory experience or experience in a similar leadership role.
  • Valid driver's license with a satisfactory driving record.
  • Strong troubleshooting and diagnostic skills in HVAC, electrical, plumbing, appliance repair, and general building maintenance.
  • Ability to prioritize multiple tasks and work effectively in a fast-paced environment.

  • Multifamily housing or apartment maintenance experience.
  • Additional trade certifications or professional maintenance credentials.
  • Experience with preventive maintenance programs and property management software.

Responsibilities

  • Comply with all local, state, and federal laws, including Fair Housing regulations and company policies.
  • Oversee and actively participate in the daily maintenance operations of the property.
  • Maximize the interior and exterior appearance and condition of the community while operating within budget guidelines.
  • Maintain all building systems, structures, grounds, and equipment to maximize useful life and minimize repair costs.
  • Supervise, train, motivate, and support maintenance team members to ensure high performance and quality workmanship.
  • Assign, monitor, and ensure timely completion of resident service requests, preventive maintenance, and work orders.
  • Manage apartment turns and maintain an inventory of market-ready apartments to support leasing and occupancy goals.
  • Perform routine inspections of buildings, common areas, units, grounds, and equipment to identify maintenance needs.
  • Assist the Property Manager with scheduling and conducting annual inspections and regulatory compliance activities.
  • Schedule and oversee preventive maintenance programs in accordance with manufacturer recommendations and operating manuals.
  • Manage inventory, stock control, ordering, and utilization of maintenance materials and supplies.
  • Coordinate and monitor outside contractors and vendors as needed.
  • Ensure compliance with all applicable safety standards and regulations related to the handling, storage, and disposal of chemicals and hazardous materials.
  • Maintain required certifications and complete all site-specific training and regulatory requirements.
  • Participate in the on-call rotation and respond to after-hours emergencies as required.
