About The Position

MMS Group is seeking a Maintenance Superintendent for a 150-unit residential property located in Peoria, IL. This role involves handling all aspects of residential property maintenance, including interior and exterior building inspections, managing the preventive maintenance program, and performing common area and apartment repairs in plumbing, electrical, and carpentry. The ideal candidate will be experienced, able to work independently with minimal direction, and possess strong problem-solving and organizational skills.

Requirements

• Five+ years of residential multifamily property management/apartment maintenance experience.
• High School Diploma or equivalent.
• Skills in Plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Knowledge of Plumbing, electrical, carpentry, appliance maintenance, and boilers.
• Proficient in Microsoft Office (Word, Excel, Outlook).
• Fire Safety and Boiler License.
• Possession of basic tools needed to perform routine maintenance tasks.
• Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.

Responsibilities

• Complete all daily work orders efficiently.
• Communicate any delays in completing a work order with the supervisor in the management office.
• Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry.
• Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
• Work with the office team to ensure all turnover repairs and services are completed and on schedule.
• Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status.
• Have full knowledge regarding contracts and suppliers, their services, and goods.
• Stay current on all applicable building codes and safety standards.
• Maintain trash areas.
• Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
• Operate within OSHA standards and company safety policies and procedures at all times.
• Respond to emergency calls according to the company's policy on after-hours emergency calls.
• Assist in the proper clearing of snow during a snow event.
• Perform other duties as outlined in the job description.
