About The Position

The Maintenance Specialist performs a variety of non-routine and skilled maintenance and repair activities on community buildings and grounds. The position completes assigned work orders through a computerized maintenance management system (CMMS), prepares apartments for move-in, performs HVAC upkeep and repairs, maintains equipment, tracks inventory, recommends purchases, and completes reports. The role also helps maintain buildings and grounds and may conduct life-safety inspections and drills. Depending on the location, skilled painting may comprise 80% or more of the role’s duties, in which case the specialist is designated as the primary painter. The specialist is required to remain on-call when assigned.

Requirements

High school diploma or equivalent.
Knowledge of HVAC, plumbing, carpentry, painting, electrical systems, and small equipment repair.
EPA refrigerant certification Type II is required if the position will handle refrigeration.
Proficiency using saws, hand tools, carpentry equipment, lawn equipment, and alarm systems.
Ability to read and comprehend simple instructions, short correspondence, and memos.
Ability to write simple correspondence.
Ability to effectively present information in one-on-one and small-group situations.
Willingness to work beyond normal working hours and on weekends and holidays when necessary.
May be required to provide personal hand tools for use on the job.

Nice To Haves

Trade school education.
Valid driver’s license.
Experience servicing commercial kitchen or laundry equipment.
Experience with The WorxHUB CMMS.

Responsibilities

Complete assigned work orders through a computerized maintenance management system (CMMS), including repairs or installation involving equipment and machinery, HVAC, carpentry, plumbing, electrical systems, concrete, locks, and grounds work; assist residents or customers with general maintenance needs.
Prepare apartments for move-in by painting, patching, making repairs, and completing other tasks needed to make units ready.
Perform HVAC upkeep and repairs, track inventory, recommend purchases, and complete reports.
Maintain, test, lubricate, and clean equipment and machinery; report malfunctions and repair or replace defective items.
Help maintain the appearance of main and outside buildings and grounds, including snow removal and salting.
May conduct inspections and drills related to life safety, including sprinkler, fire, electrical, and bed inspections.
May paint residential units and common areas; at some locations, painting may comprise 80% or more of the role’s duties, with the specialist designated as the primary painter.
Remain on-call when assigned.
