About The Position

Troubleshoots, adjusts, and makes more complex repairs for mechanical systems, H.V.A.C. systems, pumps, plumbing, general carpentry and electrical system within the hospital and clinic buildings. This role operates and maintains all mechanical equipment such as H.V.A.C. equipment, hot water heaters, pumps, chilled water system, steam system, plumbing, electrical system, and lighting, including all utilities to the buildings. The position also involves using power and hand tools for adjustments and repairs, reading meters and gauges, operating the building automation controls system, and performing electrical and plumbing repairs. Additionally, it includes maintaining building and equipment hardware, completing carpentry repairs, carrying out a preventative maintenance program, documenting work, and initiating requests for materials and supplies. The role may also involve small project work for upgrades or changes, responding to mechanical breakdowns or emergencies, observing equipment installations, and consulting with outside contractors.

Requirements

  • Ability and knowledge to use and operate hand and power tools in a safe manner.
  • Knowledgeable in all relevant mechanical and electrical systems.
  • Ability to safely perform electrical and plumbing repairs.
  • Ability and knowledge to repair hot and cold-water distribution systems.
  • Ability to work on commercial HVAC systems.
  • Ability to work locations such as crawl spaces, mechanical access panels, and on ladders.
  • Ability to understand the critical systems within the hospital and follow detailed protocol to maintain these systems.
  • Ability and knowledge to communicate and follow oral and written instructions.
  • Ability to apply knowledge of emergency procedures at Boys Town National Research Hospital (BTNRH).
  • Ability to work different shifts and locations as needed for staffing purposes.
  • Ability to take On-Call Pager as needed for off hours maintenance coverage.
  • Ability to extend courteous consideration to others in interpersonal relationships, offering assistance and/or instruction.
  • Ability to accept and act upon constructive criticism to upgrade abilities, seeking clarification of duties when indicated.
  • General knowledge along with the ability to paint and repair walls.
  • Computer competencies in Microsoft windows, office and other software systems.
  • High school diploma or equivalent required.
  • Minimum of 4 years’ experience in building maintenance in the areas of H.V.A.C., mechanical systems, or Electrical required.
  • Possess a valid driver's license with a good driving record required.
  • Pass an annual Motor Vehicle Registration (MVR) check required.

  • Completion of a vocational training program, or license in electrical, plumbing or HVAC preferred.

Responsibilities

  • Operate and maintain all mechanical equipment such as H.V.A.C. equipment, hot water heaters, pumps, chilled water system, steam system, plumbing, electrical system, lighting, including all utilities to the buildings.
  • Use power tools and hand tools to make adjustments and repairs when required.
  • Read meters, gauges, printouts and other recording devices and records daily utility logs; also checks building condition by walking through mechanical rooms.
  • Create work orders to make repairs.
  • Operate the building automation controls system, to view and edit setpoint. Control Systems may include building, lighting, fire and security.
  • Provide proper and safe electrical maintenance service throughout the complex and its clinics. This includes electrical repairs to wiring, electrical fixture, motors, controls, appliance, and other electrical systems.
  • Repair and maintain all plumbing systems. This includes using the proper tools to clean and repair line plugs, breaks and replacements.
  • Monitor and maintain the proper working condition of the building and equipment hardware, such as: doors and window latches, locks, and hinges.
  • Complete repairs of cabinet, counter tops, and tables.
  • Carry out a preventative maintenance program and keeps and maintains associated records.
  • Document work completed and time required as part of the work order system for time recording requirements.
  • Initiate requests for purchasing of materials and supplies necessary to perform the required work.
  • Perform small project work to make upgrades or changes to the buildings as requested.
  • Respond to mechanical breakdowns or other emergencies.
  • Observe the installation of equipment and/or systems to detect hazards, need for adjustments, relocation or replacement.
  • Utilize knowledge of blueprints as well as function and design of components to insure both maximum efficiencies and compliance with appropriate building codes.
  • Contact and consult with outside contractors for the purpose of explaining and overseeing successful completion of approved repairs, service, and/or modification requirements.
