About The Position

The Maintenance Manager leads maintenance operations at Altis Grand Lake Willis, helping maintain the property, preserve its value and appearance, and provide timely service to residents. The role oversees apartment service requests, make-ready and turnover work, preventative maintenance, building systems, safety, capital projects, vendors, and staffing coverage. The manager also hires, develops, and trains maintenance technicians and community care associates, while modeling Bozzuto’s core values and maintaining compliance with applicable codes and standards.

This position requires substantial residential or facilities maintenance experience, supervisory experience, advanced repair skills, familiarity with complex mechanical systems, and availability for property emergencies through an on-call rotation. It involves physical exertion, climbing stairs and ladders, and working in varying weather conditions. The role is eligible for additional bonus opportunities and offers a salary range of $80,000–$86,000 USD.

Requirements

• Education in the trades.
• At least 7 years of experience in facilities and/or residential building maintenance.
• At least 3 years of supervisory experience and a track record of hiring, developing, and retaining high-performing teams.
• HVAC, EPA, and/or NAPE certification.
• Knowledge of risk management, OSHA, and MSDS.
• Advanced skill in HVAC, plumbing, electrical, and appliance repair.
• Basic carpentry, drywall, and painting skills.
• Exposure to complex mechanical systems such as central plants, split systems, boilers, and chillers.
• A safety mindset and attention to detail.
• Excellent written and verbal communication skills.
• Professional appearance.
• Intermediate proficiency with Microsoft Office and comfort using technology platforms, apps, and computer programs.
• Availability for property emergencies, including an on-call rotation.
• Ability to exert 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions.

• Follow up promptly on residents’ service tickets and ensure meticulous completion.
• Resolve HVAC, electrical, plumbing, and appliance repair issues.
• Manage apartment make-ready and turnover work with attention to detail and timeliness.
• Execute preventative maintenance programs to preserve building value.
• Maintain the property’s appearance and community safety through general upkeep, cleanliness, snow removal, and grounds maintenance.
• Sustain efficient operation of property components.
• Comply with applicable building, county, and safety codes and standards while maintaining an accident-free operation.
• Ensure completion of annual building-systems inspections required by the jurisdiction.
• Lead cost-effective capital improvements and special projects.
• Establish and manage vendor relationships and projects within budget parameters.
• Reinforce monthly staffing schedules and ensure 24/7 emergency coverage.
