Maintenance Manager - Navy Yard
About The Position
The Maintenance Manager leads maintenance operations for a Bozzuto residential community, setting an example consistent with the company’s core values and culture. The role develops maintenance technicians and community care associates through hiring, coaching, and on-the-job and classroom education; ensures timely, thorough completion of residents’ service requests; and manages apartment make-ready and turnover work. The manager maintains building systems and property grounds through repairs, preventative maintenance, inspections, and general upkeep. Responsibilities also include managing capital improvements and vendor projects within budget, maintaining compliance with applicable building and safety codes, and ensuring emergency coverage through monthly staffing schedules and an on-call rotation. The role requires responding to property emergencies and performing physical work, including climbing stairs and ladders and working in varying weather conditions.
Requirements
- Education in the trades and at least 7 years of experience in facilities and/or residential building maintenance.
- At least 3 years of supervisory experience and a track record of hiring, developing, and retaining high-performing teams.
- An HVAC, EPA, and/or NAPE certification.
- Knowledge of risk management, OSHA, and MSDS.
- Advanced skills in HVAC, plumbing, electrical, and appliance repair.
- Basic carpentry, drywall, and painting skills.
- Exposure to complex mechanical systems such as central plants, split systems, boilers, and chillers.
- A safety mindset and attention to detail.
- A builder’s mentality and knowledge of building systems.
- Excellent written and verbal communication skills.
- A sharp professional appearance.
- Intermediate proficiency with Microsoft Office and comfort using technology platforms, apps, and computer programs.
- Availability for property emergencies, including an on-call rotation.
- Ability to exert 25 to 50 pounds of force frequently and/or 10 to 20 pounds constantly, climb stairs, use ladders, and work in varying weather conditions.

Responsibilities

- Follow up promptly with residents and complete apartment service tickets meticulously.
- Resolve HVAC, electrical, plumbing, and appliance repair issues.
- Manage apartment make-ready and turnover processes with attention to detail and timeliness.
- Execute preventative maintenance programs to preserve building value.
- Maintain building appearance and community safety through general upkeep, cleanliness, snow removal, and grounds maintenance.
- Sustain peak-efficiency operation of property components.
- Follow applicable building, county, and safety codes and standards, and maintain an accident-free operation.
- Ensure completion of annual building systems inspections required by the jurisdiction.
- Lead cost-effective capital improvements and special projects.
- Establish and manage vendor relationships and projects within budget parameters.
- Reinforce monthly staffing schedules and ensure 24/7 emergency coverage.
