About The Position

We are currently seeking a Maintenance Manager to join our team. The Maintenance Manager is responsible for performing and coordinating all maintenance for short-term rental homes, implementing procedures, overseeing daily operations, auditing staff work completion, managing budgets, coordinating vendor services, and communicating with all departments. This role involves overseeing staff, supply inventory, and household assets within the Rentyl 'Rent Ready' inventory, adhering to annual budgets, and auditing staff and contractor performance. The manager will also inspect properties regularly to ensure they meet Rental Standards, implement maintenance procedures and protocols for on-site teams, and identify procedural challenges to enhance operational efficiencies. Additionally, the role includes implementing a training program for maintenance teams, analyzing work orders for improvement opportunities, conducting daily audits of staff, inventory, tools, equipment, and brand standards, and managing recruitment, recognition, and disciplinary actions for subordinates. The Maintenance Manager will collaborate with on-site Service Managers and staff to troubleshoot major deficiencies, maintain preventive maintenance programs, and implement Standards of Excellence. They will also participate with construction and vendors in identifying product or design pros and cons, oversee the acceptance of new units, and maintain all support inventory assigned to the department. The manager will be available as a resource for subordinates at all times during their scheduled work week.

  • Ability to stand and work outdoors for long hours in both the heat and cold is required
  • Must be able to lift up to 75lbs
  • Report and document all daily activities to Maintenance Manager
  • Must have the ability to multitask and effectively manage time
  • Maintain a friendly demeanor with rental guests and homeowners
  • Must have the flexibility to be on-call at certain times
  • Maximize efforts towards productivity, identify problem areas and assist in implementing solutions
  • Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary

Responsibilities

  • Overseeing staff, supply inventory, and household assets within the Rentyl, 'Rent Ready', inventory while adhering to annual budgets and auditing staff and contractor performance.
  • Inspecting each property on a regular basis to ensure each site is meeting Rental Standards
  • Implementing maintenance procedures and protocols for all on site teams, implementing policies, procedures and guidelines to be used throughout the company and identifying procedural challenges to enhance operational efficiencies
  • Implementing a training program for the maintenance teams (including, but not limited to, identifying annual training courses, monthly safety, emergency preparedness training, etc.)
  • Analysis of work orders on a regular basis to identify areas for improvement, such as identifying solutions that will enable the maintenance team to work more efficiently and effectively
  • Conduct daily audits of staff, inventory, tools, equipment, and brand standards.
  • Conduct recruitment, recognition, and disciplinary actions of all subordinates
  • Working with on- site Service Managers and staff to troubleshoot major deficiencies.
  • Maintain standards of preventive maintenance programs
  • Implement Standards of Excellence for the maintenance team
  • Actively participate with construction and vendors on identifying product or design pros and cons
  • Overseeing acceptance of new units (maintaining unit walk checklists and punch lists, interior and exterior walks, warranty walks and implementing maintenance preventive schedules for each new property)
  • Maintain all support inventory assigned to the department (tools, vehicles, facilities).
  • The manager will be available as a resource for subordinates at all times during scheduled work week.
