About The Position

We are seeking a highly organized, hands-on Live-in Maintenance Supervisor responsible for apartment renovations, unit turns, and operational coordination for a property located in East Brunswick, NJ. This is a working, field-based role. This is not a supervisory-only position. The candidate is expected to actively perform skilled maintenance and turn work daily while managing vendors, inventory, and strict completion timelines.

Requirements

  • Prior multifamily maintenance experience required
  • Strong hands-on electrical and plumbing skills
  • Experience managing apartment turns and renovations
  • Strong organizational and time management skills
  • Ability to manage multiple active projects simultaneously
  • Mechanical aptitude (vehicles, equipment, tools)
  • Valid driver’s license
  • Must have own tools
  • Ability to lift 50+lbs and work in varying weather conditions

Responsibilities

  • Perform all turn work in newly vacated apartments, including electrical, plumbing, fixture installation, door hardware installation and adjustment, drywall repair, patching, caulking, and punch list completion.
  • Inspect vacated units to determine the full scope of work and develop detailed punch lists for each apartment.
  • Coordinate and oversee contractors for larger renovation scopes, conducting periodic inspections to monitor progress and identify potential change orders.
  • Order, receive, log, and properly store all renovation and turn materials, maintaining an organized inventory system.
  • Schedule painters, flooring vendors, and cleaners as needed, and conduct final inspections prior to unit delivery to ensure apartments are rent-ready on time.
  • Perform pre-move and post-move inspections, coordinating with property management to maintain vacancy timelines and ensure quality standards are met.
  • Support the leasing schedule by meeting strict turnover deadlines.
  • Assist with work orders and general maintenance issues, particularly after mid-month when turns are complete, and support the maintenance team during peak periods.
  • Coordinate and assist with snow removal operations, including installing and servicing equipment, managing inventory, and assisting during storm events.
  • Maintain and service property trucks, prepare vehicles for seasonal use, and maintain organization of all equipment and storage areas.
  • Monitor renovation, turn, and CapEx dumpsters, coordinate swaps, inspect city trash pickup, and serve as the point of contact for trash-related issues.
  • Maintain inventory of garbage-related materials.
