About The Position

Lodi Commons Senior Living is seeking an experienced Maintenance Lead to manage and perform various maintenance duties to uphold community standards. This role involves preparing vacant apartments for market readiness, handling repairs, and ensuring the community meets quality maintenance standards. The Maintenance Lead will work collaboratively with the maintenance staff and Manager to achieve these goals.

Requirements

5 years or more of Residential Maintenance experience
2 years or more of People Management experience
Valid CA Driver License

Responsibilities

Prepares or oversees the preparation of all vacant apartments to a market ready condition.
Perform light electrical repairs, plumbing work and carpentry work.
Keep accurate records regarding preventative maintenance, work orders, annual inspections and inventories.
Attend to service requests including plumbing, electrical, carpentry, appliance repair, and pest control.
Responsible for removing garbage, managing keys, assisting with long-term repairs and improvements, and assisting with REAC inspection.
Participate in emergency stand-by schedule for evening, weekend and holiday coverage.
Maintain a professional and courteous attitude with residents, co-workers, and the public.
Attend and participate in training seminars and monthly safety meetings.
Notify the Manager of any incidents that may result in an insurance claim.
Ensure building security systems (surveillance cameras, gates, automatic doors) are operational.
Inspect building grounds for vandalism or attempted break-ins.
Be knowledgeable about the emergency plan and confirm staff training.
Supervise regular testing/inspections of fire alarms, smoke detectors, fire extinguishers, and private hydrants.
Deliver various communications to residents as needed.
