About The Position

Under the direction of the Executive Director, the Senior Living Community Maintenance Director is primarily responsible for ensuring the overall quality and efficiency of the facility, including maintenance, building systems, safety, and security. Duties include formulating policies and procedures for the Maintenance Department and recommending them to senior management.

Requirements

  • Ability to read, analyze, and interpret professional journals, technical procedures, and governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from managers, clients, customers, and the general public.
  • Ability to calculate figures related to budgetary items, staffing needs, and amounts such as percentages and area.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Must possess general knowledge of supervisory skills, operation and maintenance of facility management services, chillers and boilers, vehicles, refrigeration and air conditioning, generators, plumbing and electrical systems, blueprint reading, security systems, equipment maintenance, cleaning chemicals, and infection control procedures and universal precautions.
  • Must have knowledge of current regulatory standards for long-term care and continuing care retirement communities.
  • Must be able to read, write and follow written and verbal directions and have the ability to plan, organize, develop, implement and interpret the programs, goals, objectives, policies, procedures, etc. of the physical plant unit.
  • High School education required.
  • The position requires a minimum of 3 years of experience in facilities management, preferably in a hospitality or health care environment.

  • Bachelor of Science degree in engineering, architecture, safety, or related fields preferred.

Responsibilities

  • Develops, implements, and manages the Maintenance Department's production activities, including maintenance, building systems, grounds, safety, and security.
  • Responsible for hiring, training, orientation, scheduling, evaluation, and recommendation of termination of all department personnel.
  • Order supplies and services from appropriate vendors, requesting a minimum of three (3) bids and proposals when necessary, understanding that all capital expenditures must have written approval of the Executive Director.
  • Participates in yearly budget planning for the Facilities and Maintenance Departments and is accountable for adhering to it.
  • Assure compliance with policies, procedures, budget parameters, and quality standards for facility maintenance and grounds, safety, and security.
  • Responsible for assuring all security and fire alarms, emergency generator and fire sprinkler systems are in proper working order; ordering of supplies and services from appropriate vendors; requesting bids and proposals as necessary; maintains required records and reports; responsible for work order requests and establishing work priority within the department.
  • Responsible for the oversight and management of the preventative maintenance of the campus.
  • Is "on-call" status during time away from work, such as after working hours or during days off. Also, during critical operating issues and during disaster emergencies such as snow, ice storms, fire, tornadoes, floods, or as needed by the Executive Director.
