Performs maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning at one or more communities that have up to 149 units. This position may participate in the Maintenance Onboarding Support program after two years of employment with Eden. The role involves utilizing Yardi software for work orders, communicating with residents about delays, and potentially training other technicians. Daily property walks to identify deficiencies, quarterly property inspections, and annual unit inspections are also key responsibilities. The position assists in custodial work and grounds maintenance, ensuring safety protocols are followed. Technology use includes recording time via cell phone, participating in company meetings via ZOOM and Teams, and ordering parts online. Effective communication and teamwork are essential, including active participation in Teams groups, daily check-ins, and professional engagement with residents, handling concerns with tact and diplomacy. The role also involves participating in an on-call emergency schedule and assisting with the property’s emergency response plan. Specific job knowledge includes rekeying locks, rescreening windows, unclogging sinks/toilets, replacing disposals/faucets, drywall repairs, HVAC troubleshooting, preparing vacant units, painting, appliance repairs, door installation, and blinds installation. Maintaining accurate records for preventative maintenance, inspecting equipment, completing basic irrigation repairs, and managing preventative maintenance contracts are also required. The role may involve soliciting bids, walking properties with vendors, and preparing bid comparison forms. If no Maintenance Technician III is present, this role ensures awareness of asbestos or lead on the property and proper procedure adherence.
