About The Position

We are seeking a dedicated and experienced Field Supervisor to oversee our operations and ensure the efficient management of maintenance activities within our facilities. The ideal candidate will possess strong leadership skills, mechanical knowledge, and a solid background in industrial maintenance. This role involves supervising a team of technicians, managing projects, and ensuring compliance with safety standards while maintaining high-quality service delivery.

Requirements

  • High school diploma or equivalent
  • Minimum 2-4 years Maintenance Supervisory experience.
  • Must be able to do Basic Math.
  • Must hold a valid Driver’s license with a good driving record, car insurance, and reliable transportation.
  • Ability to lift up to 75 pounds.
  • Ability to work independently or as part of a team when required.
  • Attention to detail and sound judgement.
  • Working knowledge of BPM computer system, Word, and Excel programs.
  • Knowledge of boiler and forced air heating/cooling systems as well as plumbing systems, electrical systems, exterior and interior carpentry, floor coverings, drywall, plaster, and stucco methods, interior and exterior pain, roofing, fencing, window glazing, concrete, kitchen appliances repairs, HDCP requirement, fire protection systems, and security systems.
  • Knowledge of Lead Based Paint (LBP) (Asbestos) (BB).
  • Knowledge of residential and commercial building maintenance techniques, methods, and applications.
  • Strong background in public housing maintenance requirements and standards.
  • Strong knowledge of building, health, safety, and fire codes.

  • Responsible for Department of Housing and Urban Development (HUD) Physical Inspection follow up maintenance and working knowledge of Public Housing Assessment System (PHAS) scoring system.
  • Provides vehicle safety inspection and vehicle condition reports as well as vehicle repair request forms to the appropriate department.
  • Responsible for property building safety and communication with Director of Maintenance.
  • Performs and implements semi-annual Safety Training for all maintenance teams and keeps logs of training.
  • Controls and maintains inventory of stock and non-stock items assigned to Supervisors including ranges, refrigerators, vehicles, tools, etc.
  • Conduct semi-annual inventory.
  • Maintains keyboard, key core log, staff key log (assigned master keys), appliance and barcode log, vehicle maintenance log, vehicle keyboard and facilities log which include but is not limited to extraordinary maintenance, trees, concrete, heating systems, water heaters, roofs, windows and carpet.
  • Controls and maintains p-card transactions and recording requirements.
  • Assures all building certificates are up to date.
  • Must have working knowledge of BPM computer system, Word, and Excel programs. This includes but is not limited to work order processing, email, inventory control to perform at an efficient and effective level.
  • Responsible for video equipment, unit video tapes and the security of this equipment and resident privacy at sites where this equipment is used.
  • Ability to operate laptop computer/cell phones for preventive maintenance (PM) inspections and process information on completion.

Responsibilities

  • Directing and overseeing the work of maintenance staff, including scheduling and approving staff’s vacation and sick time, reports time and use of leave, and task assignments.
  • Supervise maintenance staff performing maintenance tasks, which covers a broad spectrum of work from lawn care to technical HVAC, plumbing, and electrical assignments.
  • Keep staff morale high.
  • Develop employees’ Performance Enhancement Program (PEP) plans and conduct performance evaluations in the established time frame.
  • Assist Director of Maintenance with hiring personnel.
  • Providing guidance, training in relevant maintenance procedures, and support to team members.
  • Supervises, directs, trains, and monitors a maintenance crew in all areas.
  • Enforce the policies and procedures of Brothers Property Management (BPM) and ensures that employees understand personnel policies and procedures.
  • Perform move in and move out inspections.
  • Handle after hours and emergency calls as needed.
  • Support professional activities of BPM.

  • Prepare, monitor and oversee an annual budget to accommodate the work plan. Make budget revisions as needed to accommodate work plan.
