About The Position

Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Minneapolis, MN class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner. Participation in an on-call rotation is a requirement of this position.

Requirements

  • Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
  • Ability to prioritize workload while remaining flexible to a changing environment
  • Comprehensive knowledge of energy management systems
  • Proficiency with Microsoft Office and computerized maintenance management systems
  • Excellent customer service skills
  • High School Degree or equivalent.
  • Two-year technical degree or equivalent.
  • Hold regional or local licensing/certifications to operate a building.
  • Basic computer skills.
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
  • Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs.
  • Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.

Nice To Haves

  • 2+ years of experience in the operation of commercial buildings and equipment.
  • Universal CFC, SMA, SMT, LEED certification, others as applicable preferred.
  • Microsoft 365 Software experience

Responsibilities

  • Perform preventive maintenance duties on building equipment and systems as scheduled
  • Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
  • Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
  • Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily.
  • Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily
  • Ensure Fire/Life/Safety equipment is performing as designed
  • Participate in on-call, after-hours, and weekend work when necessary
  • Complete all Ryan Companies required training and safety programs
  • Provide exceptional customer service and exceed expectations
  • Lead by example in alignment with the Ryan values with staff and co-workers

  • Is self-motivated and works well in a team environment.
