About The Position

Under limited supervision, this role works across campus to troubleshoot and repair mechanical, electrical, plumbing, boiler, and HVAC equipment. The position provides assistance with preventative maintenance systems and special projects, supports other areas of the Maintenance/Engineering department as needed, and submits daily required documentation.

Requirements

Ability to use test equipment and hand tools to include: meters, gauges, locating equipment, refrigerant recovery equipment, hand tools, and other measuring instruments.
Ability to read blueprints and schematics.
Ability to perform troubleshooting techniques.
Ability to communicate effectively, verbally and in writing.
High school graduate or equivalent.
Three to five years’ experience in general building maintenance, wiring, plumbing, and HVAC.
Working knowledge of general building repairs, i.e., plumbing, wiring, etc.
Valid New Jersey driver’s license and satisfactory driving record required.
Must be able to continuously walk and stand.
Must be able to perform work both inside and outside.
Constantly lift/carry/push 0-10 pounds, frequently 11-50 pounds.
Must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available.
Must be able to bend at the waist, knees, hips and spine on a frequent basis, may require frequently manipulating weights of 25 pounds or more.
Must be able to squat on a frequent basis to reach below the knee, may require lifting of 50 pounds or less.
Must be able to twist or rotate occasionally at the trunk, hips, knees, and neck while manipulating weights of 25 pounds or more.
Must be able to reach on a frequent basis. May occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.
Must be able to read clearly with or without corrective lenses.
Must be able to hear telephone, audible alarms, bells and signals related to resident safety with or without hearing devices.
Must have strong command of English sufficient to read and write and interpret administration information.

Nice To Haves

Electrical, mechanical, plumbing certification preferred.

Responsibilities

Troubleshoots and repairs plumbing and electrical equipment.
Troubleshoots and repairs HVAC and boilers.
Assists with the preventative maintenance program.
Ensures compliance with regulatory agencies, including but not limited to, local fire department, OSHA, EPA, and NJ State DSS /DHSR.
Rotates on weekend and night call-back rotation list.
Adheres to policies and procedures regarding safety.
Treats cooling towers and boiler systems.
Conducts generator start-up, run, maintenance and testing.
Documents completion of work.
Attends training courses at community and maintains up to date monthly, quarterly, and annual training.
Performs other duties as assigned, and which relate to the success of the community and the care, comfort, and happiness of our residents.
