About The Position

Texas Inter-Faith Management/40i is a non-profit organization affiliated with The Inter-Faith Group (IFG), which is an alliance of seven independently operated non-profits that share a collective mission to create quality affordable housing and support services to families. We are seeking a full-time Maintenance Assistant / Make Ready to support two of our properties located in Houston, TX (77034) and Houston , TX (77075) . This position will provide maintenance and make-ready support at both properties . The Maintenance Assistant / Make Ready must be willing and able to travel between the Houston locations as needed and perform assigned maintenance, repairs, make-ready duties, and other property-related work at either location based on operational needs. Reliable transportation and the ability to regularly travel between both properties are required for this position. We are looking for someone that is proactive, self-motivated, reliable, honest and takes great pride in their work and job performance. All candidates should have previous experience in landscaping, painting, apartment turnover maintenance and knowledge of HVAC/EPA.

Requirements

  • Prior experience as an apartment maintenance technician or similar role.
  • Must have experience in plumbing, electrical repair, painting, appliance repair and drywall.
  • Must be a self-starter and able to work independently.
  • Must have valid driver's license, insurance and car registration, if driving for business purposes.
  • Ability to be on-call and on the property on short notice, when needed.
  • High school diploma or equivalent.
  • Minimum of 1 year of experience.

Responsibilities

  • Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
  • Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.
  • Prepare vacant units for new tenants in a timely manner.
  • Plumbing fixture replacement.
  • Electrical repairs and light fixture replacements.
  • Sheetrock repairs and interior painting.
  • HVAC/EPA maintenance.
  • Carpentry repairs (cabinet and doors).
  • Troubleshooting all work orders, maintaining/ cleaning grounds and common areas.
  • Monitor and constantly inspect building systems, fire, electrical, security, elevators, etc.
  • Report all unsafe areas to Lead Maintenance.
  • Maintain a workplace that adheres to OSHA and all safety standards.
  • Maintain flammable and hazardous materials in a safe and secure area.
  • Assist with a preventive maintenance program for all building interiors and exteriors including pools, and fitness equipment.
  • HVAC systems, lighting, etc.
  • Respond to all service requests within 24 hours.
  • Ensure that all service requests are completed correctly and in a timely manner.
  • Maintain proper inventory of all tools and supplies needed.
  • Ensure all physical aspects of the building, grounds and amenities meet the Company’s standard for cleanliness, appearance, safety, and overall functionality.
