About The Position

The Maintenance Level 1 performs daily maintenance needed to turn units, complete work orders, and conduct monthly preventative maintenance at the request of the Property Manager. The role includes maintaining apartments and property grounds, ensuring units are ready to rent, assisting with tenant emergencies, and keeping the maintenance shop and other areas OSHA compliant. The Maintenance employee also supervises and trains maintenance assistants and coordinates with the Property Manager and vendors.

Requirements

Professional certification in HVAC, plumbing, or electrical work.
At least 5 years of experience as a maintenance engineer.
At least 2 years of experience in a supervisory role.
Own maintenance tools.
Be legally able to work within state and federal guidelines.
Ability to stand and walk continuously throughout each shift.
Ability to bend, lift, and carry up to 100 pounds.
Ability to manage constant face-to-face customer interactions.
Ability to multitask and remain positive in busy working conditions.
Schedule flexibility, including nights and weekends, and availability for on-call duties.
Comply with brand and company uniform and hygiene policies.
Ability to sit, stand, kneel, walk, bend, and climb.
Ability to work in cramped, dirty or dusty, and cold or hot conditions.

Responsibilities

Perform apartment maintenance involving plumbing, electrical work, carpet cleaning and repair, drywall repair, carpentry, glass repair, appliances, HVAC, grounds maintenance, and concrete or tile.
Complete work orders in a timely manner to promote customer satisfaction.
Perform monthly preventative maintenance on all units.
Supervise and train maintenance assistants, coaching them on efficient unit turnover times.
Work with the Property Manager to ensure vendors perform services on time.
Verify room readiness and availability for rental.
Schedule or perform necessary maintenance on the property exterior and in units.
Accept on-call responsibilities to assist with tenant emergencies.
Keep the maintenance shop and other areas OSHA compliant.
Have appropriate tools and equipment for daily tasks.
Follow the lockout/tagout system.
Perform other duties as assigned.
