Loan Processor & Underwriter (Private Real Estate Lending)

Entrepreneur Cooperative•, PA
•$1,700 - $2,300•Remote

About The Position

The Loan Processor & Underwriter owns underwriting, loan file completeness, and follow-up through the satisfaction of underwriting conditions for a U.S.-based private real estate lender. The role analyzes borrower, property, and deal risk; collects and verifies documentation; manages appraisals; and keeps borrowers, brokers, and originators informed until each loan is ready to close. This is not a data-entry or conventional mortgage processing role; the position requires practical underwriting and processing experience at a U.S. hard money or private real estate lender. The lender provides short-term, business-purpose loans to real estate investors, including Fix & Flip, Bridge, DSCR rental, and Ground-Up Construction projects. The role works with borrowers, brokers, originators, capital partners, vendors, the appraisal management company, and closers to move loan files accurately and on time. The position is fully remote from Latin America, with a Monday-to-Friday schedule from 8:45 AM to 5:45 PM U.S. Eastern Time.

Requirements

  • At least 1.5 years of hands-on experience at a U.S. hard money or private real estate lender, originating or servicing business-purpose investment property loans such as Fix & Flip, Bridge, DSCR, and/or Ground-Up Construction.
  • Practical underwriting and loan processing experience at a comparable lender.
  • Advanced written and spoken English.
  • High attention to detail and strong analytical skills.
  • Ability to work with Gmail, GoHighLevel (GHL) or a similar CRM, and an online loan portal for documents, files, and workflow.
  • Hardworking, dependable, proactive, and accountable, with the ability to take ownership and follow up without reminders.
  • Comfort working in a fast-paced lending business, handling urgent requests, and meeting deadlines without compromising accuracy or controls.
  • Availability to work Monday to Friday, 8:45 AM to 5:45 PM U.S. Eastern Time.
  • Must reside in Latin America.
  • Conventional consumer mortgage experience alone, including FHA, VA, Fannie Mae, or Freddie Mac loans, does not meet the experience requirement.
  • Submit a CV in English listing lenders worked for, dates of employment, and loan types handled.

Responsibilities

  • Underwrite business-purpose Fix & Flip, Bridge, DSCR, and Ground-Up Construction loans.
  • Analyze credit, borrower experience, liquidity, LTV/LTC, as-is value, ARV, DSCR, construction budgets, and exit strategy.
  • Approve loans within delegated guidelines and escalate exceptions.
  • Collect, verify, and organize borrower, guarantor, entity, and property documents.
  • Maintain accurate conditions and loan files in the company's loan portal and CRM.
  • Order, track, and review appraisals, including comparable sales and values.
  • Work with the appraisal management company on appraisal corrections or reconsiderations.
  • Promptly advise the originator of material changes in value or risk.
  • Proactively follow up with borrowers, brokers, originators, and vendors until outstanding documents and conditions are resolved.
  • Respond promptly and provide outstanding service to borrowers, brokers, and partners.
  • Coordinate with the closer on underwriting-related items through funding.
  • Correct underwriting deficiencies identified after closing.

Benefits

  • Fully remote opportunity to work from anywhere in Latin America with a U.S.-based lender.
  • Competitive compensation of $1,700 to $2,300 USD per month.
  • Meaningful responsibility owning loan files from underwriting through clear to close.
  • Professional growth through deeper experience in U.S. private real estate lending.
