About The Position

Christian Health is seeking a Live-In Superintendent for The Liberty campus in Pompton Lakes, NJ. The Liberty offers 64 affordable one-bedroom apartments for seniors and veterans. The Live-In Superintendent is responsible for the daily operations of the building, including maintenance, safety, and functionality of all physical plant systems. This role involves managing maintenance and housekeeping staff, coordinating repairs, and overseeing capital projects. The Superintendent must ensure compliance with various regulatory standards (NFPA, OSHA, NJHFMA, HUD, Fair Housing) and lead strategic planning for infrastructure improvements. Technical expertise in HVAC, electrical, plumbing, and mechanical systems is required, along with proficiency in Microsoft 365 applications for communication, documentation, and collaboration. The role also requires adherence to CH ASPIRE Standards of Performance.

Requirements

Five (5) years or more experience in a building maintenance role as a Maintenance Technician.
General knowledge of basic plumbing, electrical repairs, HVAC systems, and carpentry.
Hands-on ability to maintain building mechanical systems and fire systems.
Highly motivated service-oriented self-starter.
Basic computer knowledge required.
Ability to properly use power, pneumatic, and manual hand tools of all types relative to physical plant maintenance.
Must have complete knowledge of electrical and refrigeration test equipment.
Will safely drive pick-ups, golf carts, tractors, mowers, and other motor-driven vehicles.
Proficient in Microsoft 365 applications, including Outlook, and Teams.
Demonstrates compliance with the CH ASPIRE Standards of Performance.
Troubleshoot and repair plumbing fixtures, chase leaks – medium to strong plumbing skills required.
Troubleshoot and repair electrical issues, including fixtures, light fixtures, and outlets.
Make minor carpentry repairs (fix doors, windows, etc.).
Performs interior and exterior painting tasks with attention to surface preparation, finish quality, and safety standards.
Ability to troubleshoot and maintain HVAC equipment.
Responsible for the emergency power system.
Performs Preventative Maintenance (PM) tasks as assigned.
Administers and implements the preventative maintenance program to ensure uninterrupted operation of the entire physical plant.
Conducts rounds to detect safety and mechanical issues/concerns (i.e., walking or driving).
Conducts electrical and refrigeration system checks.
Plans and lays out projects as requested.
Accurately estimates and orders materials.
Supervises The Liberty Maintenance and EVS.
Maintains inventory of repair and replacement parts.
Creates and closes work orders in Yardi.
Demonstrates strong knowledge of all Physical Plant systems in all buildings.
Demonstrates proficiency with technology and software systems, including Yardi and email platforms; writes and responds to emails clearly and professionally, showing strong reading comprehension and communication skills.
Understands and practices wiring methods as per N.F.P.A. 70.
Familiar with N.F.P.A. article 700 Emergency Systems.
Familiar with OSHA Regulations.
Understands and applies proper grounding of equipment.
Keeps abreast of current federal and state regulations, as well as professional standards, and makes recommendations on changes in programming/services and related policies and procedures.
Works on snow removal operations.
Remains available for after-hours emergency calls, responding promptly to urgent facility issues to ensure resident safety and minimize disruption.
Maintain professional and respectful relationships with all residents at all times.
Maintenance staff are strictly prohibited from performing personal favors, giving preferential treatment, or completing work that has not been issued through the official work order system.
Employees may not perform any maintenance, repairs, or tasks for residents on their own time, whether paid or unpaid.
All work must be authorized by our policies and documented properly.
Tipping, payment, or gifts of any kind are not permitted.
Maintenance employees may not solicit, accept, or agree to accept cash, checks, gift cards, food, goods, or any form of compensation or gratuity from residents, their families, or guests, regardless of the amount or intent.
Accepting or requesting a tip, gift, or personal favor is considered a serious violation of company policy and may result in immediate disciplinary action, up to and including termination.
Employees who reside on-site must uphold these same standards during non-working hours.
Off-duty interactions must not include performing maintenance work, entering resident apartments, or assisting with personal needs.
Any resident requests received after hours must be directed to the community’s emergency maintenance procedure.

Oversees and participates in apartment turnover tasks—including cleaning, painting, repairs, and inspections—ensuring completion within a 3-day timeframe by coordinating with occupancy staff and vendors such as carpet installers.
Supports preparation and organization of documentation for inspections conducted by Pompton Lakes, Passaic County, the State of New Jersey, NJ Housing Mortgage and Finance Agency, Department of Community Affairs, or other regulatory agencies, and actively participates in the inspection process.
Provides leadership to complete projects utilizing a project team.
Participates in the development and application of standards of quality and productivity for the Maintenance Department.
Demonstrates proficiency with technology and software systems, including Yardi and email platforms; writes and responds to emails clearly and professionally, showing strong reading comprehension and communication skills.
