About The Position

Existing Vacancy – Full-Time, Permanent We are seeking a skilled and customer-focused Live-In Building Superintendent to support our portfolio of residential communities throughout Ottawa and the surrounding area, while residing on-site at one of our properties. This role provides maintenance support across multiple communities, including vacation and leave coverage, additional assistance during peak workload periods, and special projects as operational needs arise. In addition to supporting the broader portfolio, the successful candidate will serve as an on-site maintenance presence at their assigned home property, helping ensure the building remains safe, well-maintained, and providing exceptional service to residents. As part of the total compensation package, a residential apartment at the assigned property is included.

Requirements

  • High School Diploma or equivalent.
  • Minimum 3–5 years of related experience in a maintenance, facilities, or superintendent role.
  • Experience troubleshooting and resolving issues related to HVAC, plumbing, lighting, and general building systems.
  • Basic computer skills and ability to maintain electronic records.
  • Strong organizational and time management skills with the ability to multitask in a fast-paced environment.
  • Ability to work independently and demonstrate initiative and accountability.
  • Strong customer service skills and commitment to resident satisfaction.
  • WHMIS, Working at Heights, and Standard First Aid certifications are considered assets.
  • Valid Ontario Class G Driver’s License with a driving record acceptable to the company’s insurer.
  • Ability to successfully complete a Criminal Background Check.
  • Fluency in English is required; French is considered an asset.

Responsibilities

  • Develop a thorough knowledge of the physical building and all HVAC, mechanical, electrical, and plumbing systems.
  • Maintain a strong understanding of the Fire Safety Plan, fire alarm systems, and related building components including sprinklers, fire pumps, generators, and elevators.
  • Perform regular fire equipment inspections throughout the building.
  • Complete minor mechanical, plumbing, and electrical repairs, including preventative maintenance and repairs to common areas.
  • Complete apartment inspections as required, including unit turnover inspections.
  • Perform unit turnover duties including cleaning, painting, and minor repairs to prepare suites for new residents.
  • Complete drywall patching, minor carpentry repairs, and general maintenance tasks.
  • Maintain cleanliness and organization of waste and recycling areas, including moving bins to designated collection areas on scheduled pick-up days.
  • Perform seasonal outdoor maintenance duties, including snow removal and light landscaping as required.
  • Assist with maintaining the cleanliness and presentation of common areas as needed.
  • Ensure resident satisfaction by delivering prompt, professional, and courteous service.
  • Follow all Occupational Health & Safety policies, procedures, and safe work practices.
  • Maintain accurate daily work logs and maintenance records.
  • Participate in a rotational after-hours on-call schedule to respond to urgent maintenance or building-related emergencies.
  • Perform all duties according to established company standards and service expectations.
