About The Position

Christian Health is seeking a Live-In Superintendent for The Liberty in Pompton Lakes, NJ. The Liberty is a community offering 64 affordable one-bedroom apartments for seniors and veterans. The Live-In Superintendent is responsible for the daily operations of the building, including maintenance, safety, and functionality of all physical plant systems. This role involves managing maintenance and housekeeping staff, coordinating repairs, and overseeing capital projects. The Superintendent must ensure compliance with relevant regulations such as NFPA, OSHA, NJHFMA, HUD, and Fair Housing standards. Strategic planning for long-term infrastructure improvements is also a key responsibility. The position requires technical expertise in HVAC, electrical, plumbing, and mechanical systems, as well as proficiency in Microsoft 365 applications for communication, documentation, scheduling, and collaboration. The role also demands adherence to the CH ASPIRE Standards of Performance.

Requirements

  • Five (5) years or more experience in a building maintenance role as a Maintenance Technician.
  • General knowledge of basic plumbing, electrical repairs, HVAC systems, and carpentry.
  • Hands-on ability to maintain building mechanical systems and fire systems.
  • Highly motivated service-oriented self-starter.
  • Basic computer knowledge required.
  • Ability to properly use power, pneumatic, and manual hand tools of all types relative to physical plant maintenance.
  • Must have complete knowledge of electrical and refrigeration test equipment.
  • Will safely drive pick-ups, golf carts, tractors, mowers, and other motor-driven vehicles.
  • Proficient in Microsoft 365 applications, including Outlook, and Teams.
  • Demonstrates compliance with the CH ASPIRE Standards of Performance.

Responsibilities

  • Troubleshoot and repair plumbing fixtures, chase leaks.
  • Troubleshoot and repair electrical issues, including fixtures, light fixtures, and outlets.
  • Make minor carpentry repairs (fix doors, windows, etc.).
  • Perform interior and exterior painting tasks with attention to surface preparation, finish quality, and safety standards.
  • Oversee and participate in apartment turnover tasks—including cleaning, painting, repairs, and inspections—ensuring completion within a 3-day timeframe by coordinating with occupancy staff and vendors.
  • Troubleshoot and maintain HVAC equipment.
  • Responsible for the emergency power system.
  • Coordinate the repair of equipment or recommend the replacement of, additions to, equipment or physical plant as necessary.
  • Make repairs on systems across all trade disciplines (i.e., tearing down boilers, pumps).
  • Operate and maintain physical plant equipment (i.e., boilers, etc.).
  • Perform Preventative Maintenance (PM) tasks as assigned.
  • Administer and implement the preventative maintenance program to ensure uninterrupted operation of the entire physical plant.
  • Monitor applications to assure maximum effectiveness and provide appropriate documentation.
  • Conduct rounds to detect safety and mechanical issues/concerns.
  • Conduct electrical and refrigeration system checks.
  • Support preparation and organization of documentation for inspections conducted by various regulatory agencies and actively participate in the inspection process.
  • Plan and lay out projects as requested.
  • Accurately estimate and order materials.
  • Provide leadership to complete projects utilizing a project team.
  • Participate in the development and application of standards of quality and productivity for the Maintenance Department.
  • Supervise The Liberty Maintenance and EVS.
  • Maintain inventory of repair and replacement parts.
  • Create and close work orders in Yardi.
  • Demonstrate strong knowledge of all Physical Plant systems in all buildings.
  • Demonstrate proficiency with technology and software systems, including Yardi and email platforms; write and respond to emails clearly and professionally, showing strong reading comprehension and communication skills.
  • Report safety deficiencies to the Director of Plant Operation Managers.
  • Understand and practice wiring methods as per N.F.P.A. 70.
  • Familiar with N.F.P.A. article 700 Emergency Systems.
  • Familiar with OSHA Regulations.
  • Understand and apply proper grounding of equipment.
  • Keep abreast of current federal and state regulations, as well as professional standards, and make recommendations on changes in programming/services and related policies and procedures.
  • Work on snow removal operations.
  • Remain available for after-hours emergency calls, responding promptly to urgent facility issues to ensure resident safety and minimize disruption.
  • Maintain professional and respectful relationships with all residents at all times.
  • Adhere to strict policies prohibiting personal favors, preferential treatment, or unauthorized work for residents, and not soliciting or accepting tips, payments, or gifts from residents.
  • Uphold professional standards during non-working hours, including refraining from performing maintenance work or entering resident apartments off-duty.
  • Direct any resident requests received after hours to the community’s emergency maintenance procedure.
