About The Position

The Leasing Renewals Manager is responsible for driving rent growth across our portfolio of properties and managing tenant renewals and relationships. This role involves negotiating lease renewals to maximize asset value and support long-term tenant retention, analyzing expiring leases and tenant performance to develop renewal strategies, and maintaining a database of critical lease information. The manager will also partner with the Accounting team on expense recoveries, collaborate with the Leasing team on strategies, and support broader leasing initiatives. Additionally, the role requires monitoring market trends and maintaining strong relationships with retailers.

Requirements

  • Bachelor's degree.
  • 1–5 years of leasing experience with a shopping center owner, retailer, commercial real estate firm, or brokerage.
  • Working knowledge of the commercial leasing process, including Letters of Intent (LOIs), lease negotiations, and lease terminology.
  • Proficiency in Microsoft Office Suite, including Excel, Word, PowerPoint, and Outlook.
  • Ability and willingness to travel as needed.
  • Excellent communication, presentation, and interpersonal skills.
  • Strong sales, negotiation, and deal-closing abilities.
  • Proven ability to build, develop, and maintain productive business relationships.
  • Highly organized with the ability to manage multiple priorities and high volume of deals simultaneously.
  • Self-motivated and results-oriented, with a proactive and entrepreneurial mindset.
  • Strong analytical and problem-solving capabilities.
  • Ability to effectively plan, prioritize, and execute tasks in a fast-paced environment.

Responsibilities

  • Negotiate lease renewals that drive rent growth, maximize asset value, and support long-term tenant retention across DLC’s shopping center portfolio.
  • Analyze expiring leases, tenant performance, and lease provisions to develop and execute renewal strategies that align with portfolio objectives.
  • Maintain and manage a comprehensive database of lease expiration dates, option notice requirements, and critical lease milestones.
  • Partner with the Accounting team to review and reconcile tenant expense recoveries, identifying opportunities to eliminate slippage and optimize lease economics during renewal negotiations.
  • Collaborate closely with the Leasing team to ensure alignment on renewal strategies, tenant positioning, and portfolio-wide leasing objectives.
  • Prioritize renewal opportunities based on expiration timelines, market conditions, and strategic business goals.
  • Develop and maintain strong relationships with national and regional retailers, engaging in both renewal-related and broader portfolio discussions.
  • Support strategic leasing initiatives, including acquisition due diligence, tenant interviews, vacancy and void analyses, leasing strategy development, and tenant portfolio reviews.
  • Monitor market trends, retailer activity, and competitive developments to identify opportunities and inform leasing decisions.
