About The Position

The Leasing Professional is responsible for converting telephone and walk-in prospects into leases, thereby maintaining and increasing occupancy. This role also involves communicating effectively with existing residents to establish a successful renewal program. Key duties include generating leasing reports, assisting with rent collection and posting, conducting weekly market surveys, and maintaining office administrative needs such as filing and managing lease files and computer records. The position requires daily walks of vacant and model units to ensure they are presentable and to set up mini-models. Identifying and meeting resident needs is a core aspect of the role.

Requirements

  • High School Diploma or GED Required.
  • Two years of related business experience.
  • Ability to read, write and verbally communicate in English.
  • Ability to communicate effectively with residents, staff, supervisors, vendors, etc.
  • Ability to apply common sense understanding to carry out basic written or oral instructions.
  • Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s.
  • Ability to perform mathematical operations using units of American money and weight measurement, volume and distance.
  • Microsoft Word, Microsoft Outlook, Microsoft Excel and OneSite knowledge preferred.
  • Must pass drug test and background screening.
  • Successfully complete pre-employment psychological and basic skills exam, including interest patterns.
  • Must meet requirements for residency in the community for which they have applied.
  • Reliable vehicle to perform various management tasks and errands, including daily bank deposits.
  • Proof of liability insurance for reliable vehicle.
  • Valid Driver’s License.

Nice To Haves

  • Experience in leasing multi-family properties.
  • Industry leasing designation (NALP).
  • Computer literate.
  • Preference for sales.
  • Two years of college preferred.
  • Ability to deliver superior customer service.

Responsibilities

  • Respond promptly to telephone inquiries and email leads to generate prospective resident visits.
  • Show and demonstrate apartments, utilizing relationship sales skills to close prospects.
  • Follow up with prospective residents via thank you cards, emails, and telephone.
  • Monitor telephone, walk-in, and online traffic daily and enter into the OneSite software system.
  • Walk model tour routes and open models daily to ensure quality presentation and clean vacant show units.
  • Participate in touch-up cleaning of common/amenity areas and replenish amenity supplies.
  • Obtain lease information, complete lease applications, conduct screening and reference checks, and set up and maintain lease files.
  • Assist in conducting weekly market surveys.
  • Engage in outreach marketing by visiting and connecting with local businesses.
  • Update social media three times per week.
  • Enter work orders into OneSite and print copies for the Resident Services team.
  • Call back work orders to ensure timely completion and correct repairs, documenting callbacks.
  • Ensure lease files are complete and accurate prior to move-in.
  • Perform preliminary move-in inspections and place move-in gifts.
  • Perform move-in and move-out inspections with residents.
  • Review Welcome packet with new residents during move-in.
  • Maintain resident files neatly and orderly.
  • Move new residents into and out of the OneSite system.
  • Add move-ins to the commission workbook.
  • Contact residents on the renewal expiration report each month to assist with resident retention.
  • Respond to incoming emails and return voicemails daily.
  • Assist with resident problems and complaints regarding rent payments, service requests, and other matters.
  • Assist with the preparation of newsletters and promotion flyers.
  • Assist with the planning of community activities and events.
  • Attend all resident events unless absence is approved.
  • Collect, record in OneSite, and deposit daily rental payments, application fees, administrative fees, and security deposits.
  • Assist in preparing weekly and monthly reports.
  • Assist in preparing timely legal action for evictions.
  • Pass initial and annual Fair Housing Training Course and adhere to Grace Hill Vision course timelines.
