About The Position

The Integral Group is seeking candidates for the role of Leasing Consultant Agent in Atlanta, GA, Birmingham, AL, and Baton Rouge, LA. This role is crucial as Leasing Consultants are the primary point of contact for customers, expected to deliver an excellent customer service experience to all residents, guests, and other clients. They are responsible for managing the entire leasing process within the community, which includes handling phone calls, scheduling appointments, qualifying prospective residents, showcasing the community, and finalizing leases for available apartment homes.

Requirements

  • Prefer one to two years of leasing/sales and/or Customer Service experience.
  • Experience in dealing with customers or the general public.
  • High School Diploma or GED.
  • Proficient in MS Office Suite.
  • High energy with a positive attitude, and people oriented.
  • Able to work with and understand persons of all ethnic and educational backgrounds.
  • Able to communicate clearly and effectively (by telephone and written correspondence).
  • Must have a professional demeanor and image.
  • Must be a team player with a pleasant disposition.
  • Personal grooming, dress, and appearances in keeping with normal expectations for office professionals.
  • Can assist Community Manager and/or Assistant Manager in all duties, which he/she may be assigned which may include flexible hours outside of published office hours.
  • Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Policies and Procedures manual.
  • Must possess valid documentation to establish identity and U.S. employment eligibility.
  • Ability to pass a thorough pre-employment background check and drug screening.

Responsibilities

  • Answer telephones with appropriate Integral greeting.
  • Handle telephone calls from prospective residents and document them.
  • Check and return CallMax messages daily before 10 am.
  • Retrieve and act on leads in ILM daily, clearing the Lead board and Prospect board within 48 hours.
  • Greet prospective residents and guests warmly.
  • Ensure model and market-ready apartments are show-ready daily, following standardization guidelines for temperature, lighting, and refreshments.
  • Show model and market-ready apartment homes.
  • Offer and schedule virtual tours, following up with potential residents.
  • Inform guests and residents about available customer feedback opportunities.
  • Assist prospective residents with application completion, checking for completeness, explaining policies, determining move-in dates, and collecting deposits/fees.
  • Submit Market Rent applications within 48 hours and Tax Credit/AA applications within 7 days.
  • Verify application information and recommend applicant qualifications to the Community Manager.
  • Complete Lease Documents, including addenda, explaining the lease to applicants, and obtaining signatures.
  • Deliver lease documents to the Community Manager for review within 24 hours of the move-in date.
  • Deliver completed files to QA within 72 hours of move-in.
  • Make real-time, daily entries in Yardi and/or status reports, including updating the Unit Availability Report.
  • Complete all move-in details, including preparing move-in packages, reviewing lease paperwork, verifying keys, providing lease copies, conducting move-in inspections, collecting payments, and verifying utility transfers.
  • Initiate Yardi information, including lease dates, rent amounts, deposits/fees, occupant details, contact information, and confirming rental insurance.
  • Manage lease renewals, notifying residents of options and completing renewal paperwork.
  • Handle resident calls regarding service requests, reviewing work orders in Yardi, entering new requests, and escalating issues.
  • Review and print daily pricing from LRO, updating Market Rents weekly.
  • Maintain daily cleanliness of the Leasing Office and set up marketing collateral.
  • Answer the telephone and retrieve messages from the answering service.
  • Distribute mail.
  • Maintain a positive, courteous, and helpful attitude.
  • Accept rent and write receipts, and follow up on delinquent accounts.
  • Maintain files as needed.
  • Adhere to policies and procedures.
  • Turn lights on/off in show apartments and models daily.
  • Check community email frequently and input leads into ILM.
  • Perform other duties as assigned by Supervisors.
