The Leasing Agent performs all sales and leasing activities to achieve the community’s revenue and occupancy goals. This includes greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks. The role also involves preparing the lease and move-in package, ensuring a smooth resident move-in and lease signing, and inspecting apartments prior to move-in to ensure they are in ready condition. The Leasing Agent stays informed about market and competitor conditions, develops and implements marketing plans, and designs and executes marketing activities to drive traffic to the community. They use on-site property management software to track activities and manage data, and ensure the community and show units meet show quality standards. The role also involves following up with prospects and new residents to ensure satisfaction and executing the community’s lease renewal program. Additionally, the Leasing Agent responds quickly and courteously to resident and client/owner concerns, promotes a positive image, and may receive competitive pay plus commissions.
