The Leasing Agent is responsible for performing all sales and leasing activities to achieve the community’s revenue and occupancy goals. This includes greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks. The role also involves preparing lease and move-in packages, ensuring a smooth resident move-in and lease signing, and inspecting apartments prior to move-in to ensure they are in ready condition, coordinating with the maintenance team for any necessary repairs. The Leasing Agent must stay informed about market and competitor conditions, develop and implement marketing plans to sustain occupancy, and utilize various marketing activities and tools, including internet marketing, to drive traffic to the community. The position requires using on-site property management software to track activities and manage data, ensuring show units and amenities meet standards, and merchandising for visual appeal. Follow-up with prospects and new residents to ensure satisfaction is crucial, as is executing the lease renewal program by preparing and processing renewal documents. The role also involves responding to resident and owner concerns, taking prompt action to solve problems, and promoting a positive image of the community and management company.
