About The Position

This is a part-time Leasing Agent position focused on achieving community revenue and occupancy goals. The role involves all aspects of sales and leasing, from initial prospect interaction to move-in and ongoing resident relations. The agent will also be responsible for marketing efforts, maintaining property appearance, and utilizing property management software.

Requirements

  • Two years of Leasing experience in the Multifamily industry
  • Solid sales and customer service skills
  • Ability to work well in a team environment
  • Active listening skills and willingness to learn
  • Ability to pay close attention to detail with a high degree of accuracy
  • Strong communication (written and verbal) and interpersonal skills
  • Good organizational and time management skills
  • Strong computer skills
  • Weekends Required

Responsibilities

  • Perform sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, showing apartments, processing applications, credit screening, and criminal background checks.
  • Prepare lease and move-in packages and ensure a smooth resident move-in and lease signing.
  • Inspect apartments before resident move-in to ensure they are ready and schedule any necessary maintenance.
  • Stay informed about market and competitor conditions to impact occupancy and sales.
  • Develop and implement marketing plans and goals to sustain occupancy.
  • Follow community policies related to concessions, specials, and programs to boost occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs, and internet marketing.
  • Use on-site property management software to track availability, record activities, manage data, and capture resident information.
  • Ensure community and show units meet show quality standards through daily inspections and merchandising.
  • Communicate maintenance and upkeep needs to the maintenance team.
  • Follow up with prospects and new residents to ensure satisfaction via email, notes, or phone calls.
  • Execute lease renewal program activities, including preparing renewal letters, contacting residents, and ensuring timely signing and implementation of documents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individuals.
  • Promote a positive image of the apartment community and management company.
