This role requires a proactive individual capable of independently planning, scheduling, and addressing maintenance issues promptly and effectively. Responsibilities include repairing the physical structure of buildings and units, being pro-active with preventive maintenance where necessary, and communicating major maintenance needs to management. This role needs an individual who understands the importance and responsibility of this being a service-oriented job, as you will be communicating with residents and working in their homes.

Requirements

  • High School Diploma or equivalent
  • Strong technical skills in plumbing, electrical, HVAC and general maintenance
  • Ability to work independently and as a part of a team.
  • Effective Communication skills, both verbal and written.
  • Valid Driver’s license and reliable transportation.
  • Excellent problem-solving skills and attention to detail
  • Ability to drive and lift heavy objects up to 50 lbs., reach 2-3 feet overhead and climb a 12’ ladder.

Responsibilities

  • Serve in rotation as on-call maintenance providing evening, weekend, and holiday emergency services.
  • Receive and fulfill daily work orders, communicating regularly with management.
  • Provide residents with a 24-hour service response time for work order completion.
  • Deliver excellent customer service to residents during maintenance tasks.
  • Plan and schedule major maintenance repairs and improvements.
  • Perform maintenance inspections and repairs on vacant apartments to ensure property operating conditions and appearance upon move-in.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify work, materials and services meet contractual requirements.
  • Maintain and repair plumbing, electrical, and HVAC systems.
  • Replace furnace filters inside units quarterly. A 2nd person is required to assist.
  • Remove and move appliances, furniture, and supplies as needed.
  • Ensure property appearance by painting, repairing surfaces, pressure washing, and assisting with ground maintenance.
  • Conduct and report monthly light audits-replace lights as needed.
  • Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good condition and communicate concerns about the physical needs of the property to supervisor.
  • Routinely inspect amenity areas, including pool and fitness room maintenance.
  • Manage parts ordering and warranty checks, as well as receipt submission to accounting.
  • Service and repair snow equipment prior to fall and at end of spring seasons at the minimum.
  • Operate snow removal equipment to maintain snow/ice on all walkways, amenity areas, handicapped areas, behind parked cars and spread salt as needed.
  • Make repairs and report major repairs regarding snow equipment to supervisor and management.
  • Maintain snow log activity and keep good documentation of all snow removal attempts.
  • Timely completion of timecard, forms, reports, work orders and training.
  • Adhere to key control policies.
  • Report incidents/accidents to the supervisor and management.
  • Secure and ensure cleanliness of storage rooms/shops/offices and garages to protect assets.
  • Report on broken items (fence, gutters, signs, light post, carports, amenity condition etc.) on the property.
  • Maintain community security and respond to emergencies as required.
  • Adhere to all company policies and procedures including OSHA and Fair Housing, Awareness of EMC procedures.
