Lead Operating Engineer
About The Position
JLL is hiring a Lead Operating Engineer to help ensure the seamless operation of complex building systems while leading a maintenance team. The role maintains building systems, administers preventive maintenance programs, and promotes operational excellence and customer satisfaction in a client-focused environment. The position is based on-site in Redmond, Washington. The schedule allows flexibility for earlier starts to perform preventive maintenance before daily operations begin, and includes participation in an on-call emergency-response rotation for reactive repairs. Visa sponsorship is not provided; candidates must be authorized to work in the United States without sponsorship.
Requirements
- At least five years of technical experience in building engineering, with a strong background in HVAC, plumbing, and electrical equipment.
- Demonstrated expertise in equipment repair, maintenance, and overall system design and application.
- Commitment to compliance with applicable federal, state, county, and city ordinances, codes, and laws.
- Experience with JLL's Engineering Services Compliance Program or a similar compliance framework.
- Authorization to work in the United States without visa sponsorship.

- Proficiency with CMMS platforms and information technology tools.
- Experience managing service request systems and work-order platforms.
- Background in project management and process improvement initiatives.
- Strong communication skills when interacting with internal and external stakeholders.
- Willingness to attend periodic training seminars on-site and off-site.
- Universal CFC recovery certification (EPA 608).
- Washington State 06A electrical license.
Responsibilities
- Maintain and update CMMS information for building operating systems, including documentation and work-order tracking.
- Oversee the operation of HVAC, electrical, plumbing, and fire life safety systems.
- Execute and delegate preventive maintenance for building equipment and systems.
- Manage online service requests professionally and efficiently while minimizing client disruption.
- Respond to emergencies and support after-hours building operations as needed.
- Oversee installation of new and replacement equipment.
- Maintain an inventory of parts and equipment and proactively order replacements.
- Provide operational recommendations, including operating expense projects and process improvements, to the Chief Engineer and/or Site Manager.
- Interact with customers with a positive demeanor and focus on satisfaction.
- Represent JLL by embodying its values of teamwork, ethics, and excellence.
- Participate in an on-call/emergency response rotation for reactive repairs.
