About The Position

Valiant Residential is seeking a Lead Maintenance employee responsible for the overall maintenance of the property under the direction of the Community Manager. The role performs repairs in resident apartments, prepares units for rent, and oversees maintenance work and staff. Service requests should be completed within 24 hours. The position also handles on-call duties and participates in standby emergency coverage for evenings, weekends, and holidays.

Requirements

At least two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
Strong verbal and written communication skills in English to interact effectively with team members, residents, vendors, and other stakeholders.
EPA refrigerant, transition, and recovery certification.
Own a basic set of hand tools.
Valid driver’s license, good driving record, and auto insurance.
Ability to perform work responsibilities at other locations and travel within major metropolitan areas, possibly with overnight stays in different cities.
Ability to work some weekends as needed.
High school diploma or equivalent.

Responsibilities

Complete resident service requests within 24 hours.
Assist with distributing flyers and other materials.
Replace filters and clean air-conditioning vents as needed; maintain sprinkler systems; perform HVAC repairs as needed.
Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits, and light plumbing work such as clearing stoppages and replacing or fitting components.
Replace or repair broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, and bulbs.
Paint interiors and exteriors when necessary; perform carpentry work, including fitting doors, freeing windows, replacing or building shelves, and sanding or refinishing floors.
Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
Assist with grounds work, including picking up litter and clearing vacant units of trash.
Maintain pool chemical levels and cleanliness.
Repair concrete, masonry, roofs, and fencing when required; perform limited extermination services when required.
Refurbish apartments before resident occupancy (make-ready).
Conduct preventive maintenance as outlined by the property or regional manager; periodically inspect units, buildings, and common areas and perform repairs or janitorial assistance as needed.
Assist with apartment move-in and move-out inspections.
Know the locations of water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts, and post a map of them.
Supervise subcontractors working at the property and train and supervise subordinate employees.
Immediately report dangerous conditions or liability issues to the manager.
Maintain accurate records for preventive maintenance, pool chemicals, work orders, apartment make-ready, inventories, and purchase orders.
Perform scheduled equipment maintenance according to manufacturer recommendations and operating manuals.
Order supplies, communicate with vendors, and manage maintenance materials stock and utilization.
Keep shops, storage areas, and entrances clean and locked, maintain adequate lighting and ventilation, and ensure hazardous materials are properly stored and labeled.
Schedule subordinate maintenance personnel and work order requests, adhering to maintenance priorities.
Handle on-call duties as needed and participate in standby emergency schedules for evening, weekend, and holiday coverage.
Assist in preparing the property for inspections.
