About The Position

The Lead Engineering Technician is responsible for the day-to-day operations of a multi-building campus including owner occupied and third-party tenant space. This position serves as the organization’s dedicated HVAC technician and will self-perform preventive maintenance and repairs. In addition to HVAC, this role provides oversight of all base building systems and will directly supervise two facility technicians. The organization is actively building its in-house facilities capability. This role will have meaningful input into program design, tooling, and standard operating procedures.

Requirements

  • Advanced proficiency in commercial HVAC systems including refrigeration cycles, controls, and building automation systems (BAS).
  • Working knowledge of commercial electrical systems (low-voltage controls, 480V equipment) and plumbing systems.
  • Ability to read and interpret mechanical, electrical, and plumbing (MEP) drawings and equipment schematics.
  • Strong diagnostic and troubleshooting skills with the ability to assess root cause and implement durable solutions.
  • Supervisory and team leadership skills with the ability to delegate, coach, and hold others accountable.
  • Effective communication skills for interacting with tenants, ownership, and vendors in a professional manner.
  • Organizational skills to manage multiple buildings, work orders, PM schedules, and compliance records simultaneously.
  • Proficiency with computerized maintenance management systems (CMMS) or facilities management software.
  • High school diploma or GED required.
  • 5+ years of hands-on commercial HVAC experience, including installation, maintenance, and repair.
  • 1+ year of supervisory or lead technician experience.
  • EPA Section 608 Universal Certification (required – must possess at time of hire).
  • Valid driver’s license with a clean driving record.
  • Demonstrated ability to self-perform HVAC work without vendor support.
  • Ability to lift up to 50 lbs, work at heights, and operate in confined spaces as required.

  • Associate’s degree or technical/vocational training in HVAC, mechanical systems, or a related field preferred.

Responsibilities

  • Serve as the primary, hands-on HVAC technician for the campus.
  • Perform preventive maintenance, diagnostics, and repairs on rooftop units, split systems, cooling towers, VAV systems, and associated controls.
  • Maintain refrigerant logs, EPA compliance documentation, and service records in accordance with Section 608 requirements.
  • Develop and manage a preventive maintenance (PM) calendar covering HVAC equipment across all buildings.
  • Respond to HVAC-related tenant and occupant service requests in a timely manner.
  • Evaluate and recommend capital improvements, equipment replacements, and energy efficiency upgrades.
  • Oversee and troubleshoot minor electrical issues including lighting, panel inspections, breakers, and emergency systems; coordinate with licensed electricians as required for permitted work.
  • Manage routine plumbing maintenance including fixtures, drain lines, water heaters, backflow preventers, and irrigation systems; escalate and coordinate licensed plumber involvement as needed.
  • Conduct routine inspections to identify and address electrical and plumbing deficiencies before they escalate.
  • Directly supervise and mentor two Facilities Technicians, assigning daily work orders and ensuring quality execution.
  • Conduct performance check-ins, provide technical guidance, and support the professional development of direct reports.
  • Coordinate team schedules to ensure adequate coverage across all occupied buildings during standard business hours and on-call situations.
  • Serve as the facilities point of contact for third-party tenant maintenance requests across the two tenant-occupied buildings, ensuring compliance with lease obligations.
  • Maintain building systems in an owner-occupied building to the highest standard of performance and appearance.
  • Maintain accurate records of all maintenance activities, warranties, and equipment documentation across all buildings.
  • Identify when work exceeds in-house scope and manage specialty vendor relationships for life safety, elevators, fire suppression, and permitted trades.
  • Obtain and review vendor quotes, track work orders, and verify completion quality.
  • Assist in building the in-house HVAC program by identifying required tools, spare parts inventory, and service procedures.
