The Lead Engineer is responsible for performing or directing the performance of all service maintenance requests for a specific property or portfolio of properties. This role involves ensuring that work performed in client space is done with minimal disruption and includes thorough cleanup. The Lead Engineer will oversee the accurate and timely completion of client maintenance service requests, review monthly summaries to identify and correct operational problems, and ensure an adequate inventory of tools and supplies. They will also develop sources for stock materials, evaluate vendors, prepare purchase orders, and verify deliveries. Additionally, the position requires monitoring the quality and pricing of work done by outside contractors, ensuring timely maintenance of various building systems (elevators, fire alarms, chillers, etc.), tracking electrical/mechanical loads, and overseeing equipment warranty obligations. The Lead Engineer will secure equipment manuals and drawings, lead event setup/teardown activities, and perform maintenance on HVAC systems to ensure optimal performance. A deep understanding of building system design and operations is crucial, as is the ability to recognize and address system shortcomings, experiment with systems for better energy efficiency or comfort, monitor system capability allocation, and devise technical enhancements. The role also involves identifying equipment needing replacement or reconditioning and performing emergency or preventative maintenance off-hours, including on-call support as needed.
